Re: FW: Coppell Main Street Site Plan
Greg,
1. I talked to Engineering, and they said that the sewer easement is now going to be a drainage, utility
and access easement. It would be difficult to get it down to 5' unless the design is changed and they re-
route the drainage.
2. I see where the acreage went down for Block 9 (I sent you the most recent plats so Block 9 from the
attachment you sent is no longer called Block 9). We are going to ask Clay about giving you an additional
5' off of the back of that lot, which will cause this to be adjusted. I don't know what changed with Block 1
from your attachment. I can make the adjustment on the purchase documents, but I guess I need the
detail of what the difference is in square footage/acreage with that lot now. Do you need that additional
land, or are you just pointing it out to make sure you aren't paying for additional land that you aren't
buying?
As far as Engineering knows, there shouldn't be any additional changes, but there could be additional
easements necessary from the franchise utility companies, etc. So, they can't guarantee that there won't
be any additional changes before it is filed with the County.

Hi Mindi:
I received these from Bill Peck in May.
I don't have a plotter so I'm somewhat challenged by the large pdf's.
I can't open the file labeled "final" but the prelim pdf I did open and
noticed a couple of things.
1. The City sewer easement that was suppose to go away is 15' wide.
(10/14/2011) Keith Marvin - Re: FW: Coppell Main Street Site PlanPage 2
Converting it as-is would affect the lot since the side yard is only 10'.
Can you guys adjust the width down to 5' since I can't put a building in it?
If we can't put a roofline over it, it needs to be only 5'.
Your thoughts?
2. The net land area changed in block 1 and 9 again, so the net land area
went down for the contract by 1,853 square feet. Do you know if they're done
changing this?
Thanks.

Greg,
I forgot to send this to you. Matt sent it Thursday afternoon.
Can you have the copies of the PD ready? Or should we reschedule? Let me
know as soon as you can. I will be making the copies of our plans this
weekend. Sorry for the late notice. I think we can push it till Wednesday if
you need to.
Thanks,

Bill,
Okay, what we will need for our Monday 10:00 submittal meeting-
Please bring 12 copies of the Conceptual PD for the entire Tract and 12
copies of the Site Plan and Elevations for the Detail PD for the Farmers
Market/Pavilion (Lot 1, Block F, Old Town Addition). I will make copies of
the PD documents here to include with the package. I have attached the
draft plats that Brittain & Crawford (Freese and Nichols) is working on for
your reference. We can fill out the application together and I'm sure we'll
waive the fees for you! Please let me know if you have any questions.
Also, the last correspondence regarding the trees is below. We can work
through this during the process if you don't have a chance to make the
changes for Monday!

Bill,
How's it going? This looks better; however, I just have a few more tree
comments.
The trees along Burnet and Crockett Streets and those along the north side
of the restaurant parking should be overstory. Also within the restaurant
parking, a landscape island with overstory trees is required at both ends of
(10/14/2011) Keith Marvin - Re: FW: Coppell Main Street Site PlanPage 4
each parking row.
Along the western parking row in the parking lot that is adjacent to
Hammond, an overstory tree within an island is required at the end of each
parking row.
Please give me a call if you have any questions or need clarification.
Thanks,
Matt

Hello to all,
I am not sure who all needs this to review but this is the latest site plan.
Matt, this should show the tree changes that we talked about.
It also shows the latest changes from F-N.
Please let me know if you have any questions or comments.
Thanks,
Bill
