Mindi,
Keith and I spoke after the email went out.
He said he was going to call Freese and Nichols and see if they would obtain utility company signatures after
the Utility meeting at the end of January after the necessary easements are discussed and maybe even shown
on the plat.
We will have the opportunity to have them dedicated when the replats come through when more detail
plans are submitted anyway.

Is there a simple way to extend the expiration date?
If not, we could file in February and either dedicate additional easements by separate instrument, or where
needed as we replat the individual lots and blocks as they develop.

Keith,
The plat for Carter Crowley will expire in February. The only thing it is lacking are the signatures from the utility
companies. I know you and I discussed this back when we were trying to finalize the contracts, but then the
attorney found a way to provide a legal description without the plat being filed so we dropped it. We have to
plat the property before Yancey can purchase any land, and we really need to file it before it expires in
February. Matt was thinking the approval of the concept site plan and PD would give the utility companies a
better feeling about signing the plat, but now Greg does not want to take them through the process for a while.
So, please advise what you think we should do about the utility companies. Should we ask for Trish to go
ahead and get the signatures? Or, should we wait until we have the next meeting with the franchise utilities in
January and hope that they will sign it then so that we can get it filed prior to it expiring?

Good morning! I think Planning is okay with processing the conceptual PD whenever we are told to do so.
One problem though- The final plat will expire in February if not submitted for signatures. I think the hold up
there is gaining the utility company signatures prior to submitting it for ours. I'm not sure where engineering
stands with the utility companies, but I think one of the providers needed a plan before they would commit to
establishing necessary easements. We should probably ask Engineering if they would have a problem with
holding off on the Conceptual PD. Let's say one is submitted in January, then it won't be until March when it is
approved by Council and this would be after the expiration date of the plat...
Our first step might be to see if Engineering or Freese and Nichols needs the concept plan in order to establish
the utility easements or if they will establish those later by separate instrument.
I know we have talked about this, but I thought it might make more sense if I wrote it down.
I guess I was wrong!
