Keith – couple of questions for you as a follow up to the meeting:
I understand that you want us to add construction plans for the water and sewer lines in the alleys
serving the townhomes. Do you want us to also include the alley paving and storm drain work?
For the retail buildings on the west side of the site, we had planned on providing water and sewer from
the loop road in the back. Sounded like you wanted us to provide water and sewer from the front off of
Main Street during your discussions last week. Do we need to make this change? Most retail buildings
have restrooms in the back so I wanted to make sure that the developer is on board with that change
before we starting redoing things.
Explain a little more about phasing of the landscape plans. You want us to design all of the landscaping
that we originally scoped out but you want it in two packages? One to go in with the roadway
construction and another to go after the restaurants and pavilion are complete? Need to clarify this as
it will create some extra work to separate them, not from a design standpoint but as far as the
construction documents are concerned. I’m assuming that phasing would also include the street lighting
and irrigation.
Here is a draft schedule based on our previous discussions. Please let me know if you have any issues with these
milestones and this process for getting the plans wrapped up:

The following reflects our understanding of the items discussed during the subject meeting. If you

City of Coppell passed out a “Streetscaping” sheet for

revised landscaping plan. He asked if it would be beneficial to

intersecting South Coppell Road and Bethel Road. Landscaping

Tree plantings along South Coppell Road should be limited in order

There were discussions of speeds within the Old Town area. Dwight
asked about the use of speed bumps in the area. Ken said he felt
due to the configurations, speed shouldn’t be an issue. The City also
didn’t feel the need for any “Speed Limit” signs within the

Keith questioned the light pole spacing requirements. South Coppell
Road design was done with light poles spaced at 60’ C-C. It was
agreed that 60’ C-C is similar to the Firewheel Town Center. Old

Tree Wells – Ground cover will be provided with root barriers on the

Water and sewer service to be provided for all buildings except for
three facing Hammond street. Greg Yancey will provide a site file
showing all building pad locations and what buildings may require
fire lines. Water and Sewer should run down alley parallel to E. Main
Street. Services need to be provided to all buildings. The alley will
not be paved at this time. Buildings along Travis Street may be
served from front or back. FNI to determine best configuration to
serve this buildings.

Greg made the comment they are tweaking the lots of C7-C10 due to
a drainage easement. The current location has not been set.

Greg is planning 32 Townhomes between E. Main and S. Coppell Rd.
He is planning 12 along Travis Street.

guidelines. He said if FNI had another similar suggestion they would

There were questions about potential conflicts with w/ww and
storm drain. It appears from 90% area J-2 is shown incorrectly. FNI

Keith asked if the landscaping should be phased due to potential
damage during the construction of the surrounding buildings. It was
agreed that Phase I of the landscaping should be Main Street. The
inner square will be designed, but built at a later date. All irrigation
for the landscaping will be built in Phase I. FNI will discuss further
