Date:   3/9/2011 10:39 AM Subject:   RE: Old Town Coppell - Landscape Meeting CC:   CPL09446 <CPL09446@freese.com>   Keith – couple of questions for you as a follow up to the meeting:  I understand that you want us to add construction plans for the water and sewer lines in the alleys          serving the townhomes.  Do you want us to also include the alley paving and storm drain work?  For the retail buildings on the west side of the site, we had planned on providing water and sewer from          the loop road in the back.  Sounded like you wanted us to provide water and sewer from the front off of Main Street during your discussions last week.  Do we need to make this change?  Most retail buildings have restrooms in the back so I wanted to make sure that the developer is on board with that change before we starting redoing things.   Explain a little more about phasing of the landscape plans.  You want us to design all of the landscaping          that we originally scoped out but you want it in two packages?  One to go in with the roadway construction and another to go  after the restaurants and pavilion are complete?  Need to clarify this as it will create some extra work to separate them, not from a design standpoint but as far as the construction documents are concerned.  I’m assuming that phasing would also include the street lighting and irrigation.   Here is a draft schedule based on our previous discussions.  Please let me know if you have any issues with these milestones and this process for getting the plans wrapped up: th  Draft landscape plan email submittal (approx 60% plans) – March 24          th  Receive city comments – March 30          th  90% plan submittal – April 12          rd  Receive city comments – no later than May 3          th  100% plans, specs, & bid quantities – May 24           Advertise – early to mid June          th  Award construction contract – August 9            Trish       Tricia H. ITEM DESCRIPTION PRESENTER City of Coppell passed out a “Streetscaping” sheet for 1.01 recommendations regarding median plantings John Dwight Taylor proposed submitting a preliminary “sketch” of the revised landscaping plan. He asked if it would be beneficial to submit it to the City for review. Keith Marvin asked that it be DT/Keith 1.02 submitted directly to him and he would distribute it accordingly. Marvin The City asked FNI to show light pole bases on Paving and 1.03 Landscaping sheets. City Ken Griffin expressed concern about plantings at the “stop controlled” intersections. It was decided that the intersection of Main St./Houston would be a three-way stop 1.04 Ken Griffin Ken asked FNI to meet the sight triangle requirements for the streets intersecting South Coppell Road and Bethel Road. Landscaping 1.05 should be limited at these locations. Ken Griffin Tree plantings along South Coppell Road should be limited in order 1.06 not to conflict with overhead power poles. City There were discussions of speeds within the Old Town area. Dwight asked about the use of speed bumps in the area. Ken said he felt due to the configurations, speed shouldn’t be an issue. The City also didn’t feel the need for any “Speed Limit” signs within the 1.07 development. All Keith questioned the light pole spacing requirements. South Coppell Road design was done with light poles spaced at 60’ C-C. It was agreed that 60’ C-C is similar to the Firewheel Town Center. Old 1.08 Town would keep the spacing as shown. All 1.09 It was decided that no sidewalk banding. All ITEM DESCRIPTION PRESENTER Tree Wells – Ground cover will be provided with root barriers on the 1.10 street side. City Water and sewer service to be provided for all buildings except for three facing Hammond street. Greg Yancey will provide a site file showing all building pad locations and what buildings may require fire lines. Water and Sewer should run down alley parallel to E. Main Street. Services need to be provided to all buildings. The alley will not be paved at this time. Buildings along Travis Street may be served from front or back. FNI to determine best configuration to serve this buildings. 1.11 All Greg made the comment they are tweaking the lots of C7-C10 due to a drainage easement. The current location has not been set. 1.12 Greg Yancey Greg is planning 32 Townhomes between E. Main and S. Coppell Rd. He is planning 12 along Travis Street. 1.13 Greg Yancey John Elias asked that trees planted along Main Street median be 1.14 offset and not in a straight line. John Elias Bill Peck asked if FNI could send a cadd file showing the current 1.15 roadway configuration and cross walk locations. FNI to provide Bill Peck/ FNI The City stated the current parking configuration of 60degree angles 1.16 and 9’x18’ dimensions is acceptable. City. John stated the sheet handed out for landscaping was only guidelines. He said if FNI had another similar suggestion they would 1.17 look at it. John Elias There were questions about potential conflicts with w/ww and storm drain. It appears from 90% area J-2 is shown incorrectly. FNI 1.18 will analyze. City/FNI Keith asked if the landscaping should be phased due to potential damage during the construction of the surrounding buildings. It was agreed that Phase I of the landscaping should be Main Street. The inner square will be designed, but built at a later date. All irrigation for the landscaping will be built in Phase I.
