As you know, we need~a Street Dedication Slope E~ement and Temporary
Construction Easement and ~so a Quitclaim Deed from the Perkins heirs to permit
construction of Heartz Road North of Sandy Lake Road by A~ Development Corporation.
Under cove~ of my letter of flovember 16, 1989, I ret~ned to you for yo~
original ordinance ~ok City Ordinance ~o. 89-444 which provided for the collection of
a pro rata ch~ge from the Perki~ tract when it L~ developed to
A~ Development Cor~ration.
The above mentioned instruments (the Street Dedication and Easement instruments
and the Quitclaim Deed) were forwarded to the County Clerk of Dallas County for
recording and have ~en returned to us. The Quitclaim Deed has ~en recorded in
Volume 89220, Page 1836, and the Street Dedication Slo~ Easement and Temporary
Construction Easement instrument has been recorded in Volume 89220, Page 1830.
Enclosed are these original instruments which shoed ~ maintained in a safe place as
a part of the cecor~ of yo~ office.
At the time these instruments were sent for recording, I forwarded a copy of
the same to Mr. Jerry Pa~che~, the engineer for ABQ Development Cor~ration, so that
they co~d start co~truction of the roadway.

That, Joan Sokora Blake and husband, Ton~_~. J. Blake, Mary Beth Shields and
husband J. W. Shields, Tim Sokora and wife Kay Sokora, and Jacquie Stubblefield, a
widow ("Grantors"), for and in consideration of the sum of Ten and no/100 Dollars
($I0.00) and other good and valuable consideration in hand paid by the City of Coppell,
Texas, ("Grantee") a municipal corporation, receipt of which is hereby acknowledged,
have granted and dedicated and by these presents do hereby grant and dedicate unto
the said City of Coppell, Texas, all that certain tr--~ct or tracts of land, herein the
("Dedicated Premises") more particularly described as follows:
BEING a strip of land located in the SIBERED HENDERSON SURVEY,
Abstract No. 629, Dallas County, Texas and out of a tract of land conveyed
to Ruth Perkins by deed recorded in Volume 69241, Page 459 of the Deed
Records of Dallas County, Texas and more particularly described by metes
and bounds as follows:
BEGINNING at the southwest corner of said tract, said point lying in the
north Right-of-Way line of Sandy Lake Road (a variable width Right-of-
Way);
THENCE N 00° 15' 55" W, 617.85 feet along the west boundary line of
aforesaid Ruth Perkins tract to a point at the northwest corner of said
tract, said point also lying on the most westerly south boundary of a tract
of land designated as Tract 3, conveyed by deed to ABQ Development
Corporation, as recorded in Volume 88103, Page 2326 of the Deed Records
of Dallas County, Texas;
THENCE S 01° 23' 26" E, 616.09 feet to a point in the aforesaid north
Right-of-Way line of Sandy Lake Road;
THENCE S 80° 53' 43" W, 12.24 feet along said north Right-of-Way line
of Sandy Lake Road to the Point of Beginning, containing 0.0858 acres
(3737 sq. ft.) of land, more or less. Said property also shown on the plat
attached hereto as Exhibit "A" which is made a part hereof for all purposes.
Dedication of the above described dedicated premises is made to the City of
Coppell, Texas, for the purpose of having the City use the same for street purposes.
TO HAVE AND TO HOLD the above described dedicated premises, together with
all and singular the rights and appurtenances thereto in anywise belonging unto the City
of Coppell, Texas, its successors and assigns forever; and do hereby bind our successors,
heirs and assigns to warrant and forever defend all an~--singular the said dedicated
premises unto the said City of Coppell, Texas, its successors and assigns, against every
person whomsoever lawfully claiming or to claim the same or any part thereof.
Grantors do futher grant, bargain, sell and convey unto City of Coppell, Texas,
a ten foot (10') slope easement adjacent to the east line of the above dedicated premises
and more particularly shown on the plat attached hereto as Exhibit "A" said easement
to include the free and uninterrupted use, liberty and privilege of passage in, along,
upon and across said tract for the purpose of grading or filling to maintain a degree
of slope from or to said roadway and constructing and maintaining said slope easement.
Grantors do futher grant, bargain, sell and convey unto City of Coppell, Texas,
a twenty-five foot (25') temporary construction easement adjacent to the east line of
the above dedicated premises and more particularly shown on the plat attached hereto
as Exhibit 'A", said easement to include the free and uninterrupted use, liberty and
privilege of passage in, along, upon and across said tract during the construction of
89'2218.30
Heartz Road. Said easement shall terminate upon completion of said roadway and its
acceptance as a dedicated public roadway by the City of Coppell, Texas.
It is further agreed that the said City of Coppell, Texas, in consideration of the
benefits above set out, may remove from the property above described as the easements,
such fences, buildings and other obstructions as may be found upon said property.
TO i]AYE AND TO HOLD the, for the purposes aforesaid, the street dedication
and easements above described.
