Martin Assistant City Engineer City of Coppell - Engineering Dept. 255 Parkway Blvd. Coppell, TX 75019-4409 Re: Northpoint Drive Extension / Construction Plans Dear Mr. Martin: Rust E & I, Inc. has addressed the various comments which your letter of July 15, 1997 listed. We have incorporated all the changes within the various sheets of our Construction Plans. There are however some of yours comments which we must address via this letter. Item 6 It is my understanding in conversations with Mr. Jeff Williams of Graham Associates, Inc. that he has a Grading Plan prepared for the property south of the Northpoint Drive extension. We have sent to Mr. Williams some sets of the Northpoint Drive construction plans for his review and comment. Mr. Williams is also in the process of obtaining from the various owners, Letters of Permission for any regrading necessary and also for any change in the 100-year water surface elevation in Cottonwood Creek. Item 7 It was determined that constructing the 2 - 5X2' box culverts south of Northpoint Drive across the S.H. 121 would not provide adequate fall in the flowline without extensive regrading in the TxDot R.O.W. I spoke with Mr. David Hensley, P.E. Design Engineer for the Texas Department of Transportation. He informed me that once we have received approval from the City of Coppell, he will review the Construction Plans. Item 8 The 30" Sanitary Sewer line is owned by the City of Grapevine. I spoke with Mr. Chris Seaver, City Quali~y through teamwork Page 2 Item 8 (cont) of Grapevine, Water Distribution - Wastewater Collection Superintendent. Mr. Seaver stated he would have no problem with raising of the 5' Dia. manhole which is near the Northpoint Drive connection to S.H. 121, provided that it is not raised more than 12" with grade rings which includes any grade rings presently in use. Item 9 Included with this submittal I have included copies of all Drainage Easements for this project. Item 14 The owner of the property at the northeast comer of this project is T/E Northpoint Partners, Ltd. This company in conjunction with T/E Freeport North Land II, Ltd, as managed by Emerson Partners, Inc. are developing this project.
