RE: Northpoint Drive Extension / Construction Plans
Dear Mr. Taylor:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. All fill areas to have fill placed in no greater than 8 inch lifts and compacted to 95% density.
2. Provide pavement and median width at the intersection of S.H. 121 and North Point Drive on sheet
3 ofll.
3. Provide a 1/4" minimum slope in the parkway towards the roadway.
4. Provide detail for striping and signage on roadway. Refer to sheet 3 of 11 for details.
5. With the raising of the roadway, what happens to the drainage on the property on the southside.
6. Provide information regarding the proposed grades to redirect drainage on the southside of the
roadway and provide information regarding the effects the additional drainage will have on the Royal
Lane bridge over Cottonwood Creek south of the development. Also a letter from the property
owner must be provided to the City allowing the grade changes on the adjacent property.
7. Can the proposed 2 - 5'x2' box culverts be constructed to cross S.H. 121 on the south side of North
Point Dr. or will it conflict with existing 30" sanitary sewer line? (see sheet 5 of 11). Also TxDot
must approve the proposed culvert crossing in the S.H. 121 right-of-way.
8. Indicate on the plans who owns the 30" sanitary sewer line.
9. If the storm drainage system 'B' is to be constructed as shown on Sheet 5 of 11, then a drainage
easement needs to be obtained at the northeast corner of S.H. 121 and North Point Drive. Please
provide the easement documents to the City for review. A copy of a standard drainage easement
document can be obtained from the Engineering Department.
10. Indicate the size of the gas line adjacent to S.H. 121. Also, the contact person for Lone Star Gas,
Kenneth Govan, can be reached at (214)573-7204 or (972)317-4112.
11. Provide an existing/proposed grade line for the upstream side of proposed box culverts. Also,
provide grading information i.e., proposed grades, to redirect drainage to the culvert.
12. The proposed 8" water lines and sanitary sewer lines shall be no closer than 9 feet.
13. Provide a pressure relief valve on the high point of the water line (see sheet 6 of 11).
14. A letter of permission to access across the property at the northeast corner of this project needs to
be provided.
There are various other minor comments throughout the plans. Once these comments have been addressed,
the marked up plans along with two revised sets of plans should be resubmitted to the City for review. If
