ST9605-CS 961118November 18, 1996 Marc Myers Myers and Crow Company, Ltd. 3811 Turtle Creek Blvd., Suite 730 Dallas, TX 75219 RE: 7.1784 acre site at the southeast corner of Royal LanefNorthpoint Drive Dear Mr. Myers: This letter is written in response to your request to defer the payment of Roadway Impact Fees until such time as the Building Permit is applied for on this property. It is my understanding that the property is currently being platted but there are no immediate plans to develop the property. The ability to delay the impact fee is covered in Section 17-1-10a of Ordinance No. 96-735 which states "if the exact final usage of the land is unknown at the time of platting so as to make it impossible for the City to calculate the equivalent service units ... then the impact fee shall be due at the time of connection to the City's water or sewer service or at the time of Building Permit...". Based on that ordinance, the City of Coppell offers no objections to delaying the payment of the Roadway Impact Fees until such time as you apply for your Building Permit. A copy of this letter will be processed to the Building Inspection Department so this can be tracked through the permitting process. The City of Coppell also request that if this property is sold prior to development that the potential developer be made aware of his financial responsibility prior to the acquisition of a building permit.
