Mr. Griffin:
After discussing the issues regarding the extension of Northpoint Drive to SH 121 with you last week, it
is our understanding that the City of Coppell will allow either a divided or an undivided four (4) lane
roadway to be constructed. RUST Lichliter Jameson discussed road section preferences with Mr. Jim
McElroy of T/E Freeport North Land III, LTD (T/EF). Mr. McElroy indicated that it was T/EF's preference
to maintain a divided roadway through this section of Northpoint drive in order to provide a grander entrance
into the City of Coppell and Freeport Addition. If the City is indifferent to the issue of the street section
being divided versus undivided, then it would appear that a decision must be reached between the two
developers (T/EF and Greenway). It is also our opinion based on previous discussions with Greenway that
a four lane divided section would be acceptable to them.
At this time, we are requesting on behalf of T/EF, your approval of the centerline alignment only. We need
your approval in order to obtain TXDOT's review and approval of the location of the street intersection with
SH 121. We understand if you need to qualify your agreement based on the condition of acceptance by
Greenway.
Enclosed is a revised schematic alignment for Northpoint Drive extension to SH 121. The enclosed drawing
has been revised by adding a dimension from the centerline intersection of the proposed Northpoint Drive
alignment and SH 121 to the northern most comer of the Greenway tract. Also enclosed are drafts of two
suggested letters of approval for your use: one to T/EF, and one to TXDOT.
