Box 478 Coppell, Texas 75019 SUBJECT: Grapevine Creek Sewer Main - Permanent Easements REFERENCE: Your letter dated August 18, 1992 Dear Mr. Griffin, On August 18, 1992, I received a letter from you requesting my cooperation in obtaining easement access for construction of a sewer trunk intended to be built under my property. I had my lawyer read the document. I then made the alterations that I felt were acceptable, signed it, notarized it, and returned it to you on August 26, 1992. Since that time I have heard nothing from the city, nor have I received a copy of the signed Easement document, signifying that the city will abide by the document and the changes I made to that document. In the past few weeks, there has been much activity and many conflicting stories given to me by the contractor and subcontractors congregating in the area. I would like a signed copy of the Sanitary Sewer Easement contract that shows the city will return my property to the original condition. I also would appreciate a letter detailing when the construction will start, when it will end, where the street will be torn up, and how the dirt from the bore hole is going to be disposed of. Bethel Coppeil, TX 75019 RE: Grapevine Creek Sewer Main - Permanent Easements Dear Mr. Pratt: Thc City of Coppell is currently in the process of obtaining both permanent and tempormy easements for the construction of a sewer trunk main from Denton Tap Road eastward to MacArthur Blvd. There is an existing easement along the east side of your property, however, because of the need to bore in a straight linc and reconnect to the existing sanitary sewer in Grapevine Creek behind your house, the City of Coppell will need an additional easement near thc front of your property. (See attached easement). The City will not be removing the driveway in the easement, but, will only be boring beneath it. Your cooperation in working with thc City to provide a permanent easement would be greatly appreciated and also would be an asset in expediting the actual construction of this project. Attached, I have provided a copy of the permanent easement. The easement should be signed and notarized and returned to the City of Coppell. The City of Coppell has several notaries on staff and would be happy to notarize this document free of charge at your request. Box 478  he City With A Be~--~ul Future 214-462-0022 ~ MEMORANDUM DATE: May 7, 1991 TO: Homeowners FROM: City of Coppell Public Works Department RE: Grapevine Creek Sewer I & II On March 12, 1991, the City of Coppell City Council authorized Ginn & Case, Inc. to proceed with the engineering design, of the Grapevine Creek Sewer Trunk Main, Branch I, from Denton Tap to MacArthur Boulevard; and, Branch II, from Denton Tap to Southwestern Boulevard. In the initial stages of the engineering design, it will be necessary to gather information regarding existing facilities such as locating existing manholes, sewer mains, cleanouts, etc. A surveying sub-consultant, Barta-Holland, Inc., has been retained to do the actual field survey work. Over the next 8 - 12 weeks, it may become necessary for them to enter the existing sanitary sewer easement which transverses your property. It may be necessary for them to enter from the street, through your side yard fence and into 'the back yard. We ask that you cooperate and allow them full access to the easement area. No damage should occur due to the survey. Additionally, they may need to tie down (with measurements) corners of your house for reference points to the existing sewer line, and locate your sewer tap. The only visible sign of the surveying activities may be some flagging and/or some wooden stakes. In our initial observations, it has become apparent that some homeowners have fences, pools, outbuildings, landscaping and other obstructions built over or near the existing sanitary sewer easements. The City has the right to ingress the easement to construct, maintain, remove or relocate, or reconstruct the utilities located within that easement. With your assistance and cooperation, we hope to minimize the inconvenience to you and your property during the initial survey stage and during the construction stage. After the surveying is completed, the preliminary alignment will be selected for the best engineering and most economically feasible solution to all parties concerned. We plan to have a public meeting to inform all homeowners how their individual property may be affected once the alignment is determined.
