Construction Plan Review Comments (3rd Submittal)
Dear Mr. London:
The City of Coppell has reviewed the referenced plans and have the following comments to
offer:
General
1. Provide a copy of the landscape plan for the detention pond to the Planning Department
for review and approval. Contact Matt Steer.
2. The detention pond needs to be dedicated as a private easement or similar, to be
maintained by the property owners.
3. Provide a copy of the approval letter for the discharge of the storm drain, the grading
and the placement of the headwall on the Billingsley property to the north.
Paving Plan and Profile
4. Sidewalk should be built along Belt Line adjacent to the detention pond.
Grading Plan
5. Label the normal water surface elevation and the 100 year water surface elevation.
Water Plan and Profile
6. The water line needs to be tied back into the main at a second location. If the water line
under Belt Line breaks or is shut down for any reason, there will be no fire protection to
the QT site.
7. Place the water meter in the right -of -way of Dividend Dr.
Storm Sewer Plan and Profile
8. Include stub outs for Quik Trip to place inlets on the private drive. We do not allow
runoff from private property onto public ROW. We have asked them to collect onsite.

Sanitary Sewer Plan and Profile
9. There should be at least a 20' easement for the sanitary sewer on the north side of the
QT property, our ordinance calls for 25'.
10. See city details for encasement.
The City of Coppell has reviewed the revised plans for the referenced addition and with the
comments above addressed they will be approved.
The City of Coppell requires three sets of final construction plans for its use; your office
should submit as many additional sets for stamping as is necessary for construction operations.
All contractors and subcontractors onsite must have a copy of the plans approved by the City
of Coppell along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt
work, paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right -of -way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office
along with the Construction Development Permit Application and a copy of the Construction
Site Notice. For your convenience a spreadsheet is attached to the permit application for your
use in calculating the inspection fees. A copy of the contract(s) should be attached for
