Construction Plan Review Comments (2 submittal)
Dear Ms. Armijo:
The City of Coppell has reviewed the referenced plans and have the following comments to offer:
General
1. Include "Lesley Retail Addition Lot 1 Block B" on the cover page.
Plat
2. The word Belt Line should have space.
Paving Plan and Profile
3. The sidewalk should be built all the way to the north property line adjacent to the detention
pond.
4. You may need a guard rail or some sort of barricade at the north end of the private drive.
Drainage Area and Plan
5. Drainage area F should be collected onsite, we do not allow runoff from private property
onto public right of way. You can add inlets on the private drive to collect it before it gets to
Dividend Dr.
Erosion Control
6. Show the offsite inlets and have inlet protection around them.
Utility Plan
7. The FDC and fire hydrant need to be within 3 -6 feet of the fire lane. 'Phis will cause the fire
hydrant to be on a dead end water line of more than 150' length, which is not allowed. You
would need to loop the water line to another connection into the main. You may be able to
put the fire hydrant and FDC on the drive entrance closest to the fire lane and not have to
loop the system. The lead up to the fire hydrant will need to be 8 ". You may contact Tim
Oates, Fire Marshall if you have any questions.

8. If the water line breaks or is shut down for any reason in Belt Line you will have no water to
this building. I have made a comment in the Dividend Dr. plans for them to loop the system.
9. The Dividend Dr. plans show to be installing a sanitary sewer main on the north boundary of
this property, why not tie into it instead of running a 300' service?
10. Show the sanitary sewer proposed by Pacheco Koch on the north boundary of this property.
The City of Coppell has reviewed the revised plans for the referenced addition and with the
comments above addressed, they will be approved.
The City of Coppell requires three sets of final construction plans for its use; your office should
submit as many additional sets for stamping as is necessary for construction operations. All
contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell
along with a copy of the City's standard construction details.
All fees must be paid prior to release of this project for construction. The City charges a 2%
inspection fee for all private construction outside the building's footprint. This includes dirt work,
paving, storm drains, water lines, sewer lines, drainage pipes, etc. that are private. For all
installations in the public right -of -way or easement, the City charges a 4% fee.
A check for inspection fees made to the City of Coppell should be submitted to this office along
with the Construction Development Permit Application and a copy of the Construction Site Notice.
For your convenience a spreadsheet is attached to the permit application for your use in calculating
the inspection fees. A copy of the contract(s) should be attached for verification purposes. If you
