Dear Mr. Ginn:
Attached are current cost estimates for the City of
Coppell's participation in the area improvements:
1. 16" Water Line in Royal
Lane w/5% Contingency
$156,326
2. Offsite earth swale along
Minyard's site with pilot
channel and storm sewer
improvements at Freeport
Option A: With temporary
culvert for Minyard's Access
to Bethel-10% Contingency
$205,225
Option B: With permanent
bridge for Minyard's access
to Bethel-10% Contingency
$258,272
The above estimates are based on current prices and
assume that the above work will be bid with the paving
and drainage of Royal Lane. The cost of construction
would be paid for by the City of Coppell.
Please note that if a temporary culvert is built at
Minyard's entrance to Bethel Road, this facility will
either have to be enlarged in the future to
accommodate the hundred year flood (full development)
or be removed for a bridge structure. The cost to
enlarge this temporary culvert in the future would
exceed $100,000 and take additional right of way.

We have enclosed a conceptual Q50 Present Condition
design for the earth channel along Bethel Road
parallel to Minyard's property. We reco~end a full
channel design to eliminate tailwater effects to the
Postal site. Our conceptual channel design will also
acco~odate a hundred year full development
facility by changing side slopes, widening the bottom
and full concrete lining within the easement shown on
our drawing. Please call if we can answer any
