Dear Hr. Favre:
This letter is in response to your reveiw letter dated January 6, 1986
of our engineering plans for Royal Lane Extension.
The following addresses each of your items:
1. We added traffic lane buttons for the entire length of the
proposed street.
2. Per City of Dallas design guildeline, the minimum grade for
P.V.C. pipe is 0.26% to maintain 2.0 f.p.s, velocity. P.V.C.
pil~ is specified on the plans and our slope is greater than
0.26%.
3. The street scape plans will be included with the civil set.
We propose that the pedestrian crosswalk with concrete pavers
be constructed in the future and that money for its construction
be set aside in escrow. The reason ~or requesting this is
the temporary nature of this intersection. Royal Lane will
be concrete pavement with curb and gutter while Thweatt Road
is asphalt with drainage ditches. When the property adjacent
to Royal Lane and Thweatt is developed would be a more logical
time to construct the crosswalk due to the potential grade
changes when Thweat is developed. Another reason for not
constructing the crosswalk at this time is that the curb stops
at the beginning of the curb return radius which is in the
middle of the crosswalk.
4. We added general note about city standards.
5. The ditch paralleling Thweatt road east of Royal Lane is
temporary. When Connell developes his property and Thweatt
is improved is when it will be enclosed.

6. We added details for backfilling and bedding.
7. We reduced the £ire hydrant spacing to 300 £eet.
8. We put engineers seal on each sheet.
9. We coordinated the street lighting plan with Texas Power ~
Light and showed light pole locations on the paving plan.
10. We added standard headwal! details but request that the
decorative facing be left off at this time due to the temporary
nature of the headwalls.
