Central Expressway, Suite 300 Dallas, TX 75231 Re: Riverchase Drive Phase II and III Dear Mr. Daniel: The City of Coppell has received and reviewed the referenced plans. Based on your letter provided on March 11, 1992, the following items pertaining to this project have already been completed: 1) 3) 4) The R.O.W. has been dedicated. The Phase I paving, drainage, and utilities are totally complete. The utilities and drainage for Phases II and III are complete and in place. It is my understanding, based on our conversation, the tops of the inlets have yet to be constructed for Phases I1 and III. The plans have previously been approved for construction. However, our subdivision rules state "If construction has not commenced within one year after approval of plans, resubmittal of the plans may be required by the City Engineer for meeting current standards and enGineerinG requirements." Based on the above understanding of the current status of the project alld the wording of the Subdivision Ordinance, the City of Coppell has the following comments to offer: 1) 2) 3) 4) The plan approval paragraph for the City Engineer's signature should be provided. A vicinity map and the limits of the project should be shown. All standard construction details should be provided. Each page of this set of plans should contain an engineer's seal that is clear enough to read with a signature and a date. Letter to Mr. Mike Daniel, P.E. April 7, 1992 Page 2 5) 6) 7) 8) 9) 10) ll) 12) 13) 14) The plans should clearly indicate what has previously been constructed and what is being submitted for review. The executed copy of the final plat should be provided with the plans. The specification for the paving stones should be clear enough to read. The intersection for the connection of Riverchase Drive to Sandy Lake should be revised so that, when the additional R.O.W. for Sandy Lake is obtained and Sandy Lake Road is widened, the median section and the brick payer's on Riverchase will not have to be removed and rebuilt. This will necessitate moving the median and the paving stones approximately 25 to 30 foot further south away from the intersection of Sandy Lake Road. Notice the various comments on Sheet 4 pertaining to showing the total footage of paving to be installed. The profile of the existing multiple box culvert should be shown on Page 5. These plans have been resubmitted for review, therefore, all referenced to record drawing should be omitted from the section of the plans to be reviewed by the City. Also, as previously indicated, it should clearly be noted on the plans what is existing and what is proposed. The drainage area map indicates that 6 - 8 X 4 mUltiple box culverts are being provided. However, your construction plans indicate that only 5 - 8 X 4 multiple box culverts were constructed. Because the paving has not been constructed in this area, the hydraulic data for the drainage basin for the multiple box culverts should be provided with this set of plans to verify the need for either five or six multiple box culverts. Your letter indicates that all the drainage has previously been installed. If that is the case, then Sheet 12 should clearly indicate that. Also, all utilities shown in the profile view should be shown in the plan view also. Notice the various comments on this set of plans concerning the water line installation. Please clearly indicate on the plans if the entire water line has been installed per the previously approved plans. If not, then please make corrections as noted Letter to Mr. Mike Daniel, P.E. April 7, 1992 Page 2 on the plans concerning the water line installation. As previously indicated in meetings, even though the sewer line has been completely installed, it will be required to be televised prior to acceptance of this project. 15) Please notice the comment on the landscape plans from the Public Works department. Any comments concerning this should be directed to either Rick Wieland or Steve Goram with the Public Works department. Once these comments have been corrected, the markup set of plans and the revised set of plans should be resubmitted to the City.
