Gentlemen,
It is my understanding that you would like a cost figure for the Old Town Coppell development. I am not sure
what type of cost you are looking for. Are you looking for an estimate to serve the first two cottages that will go
in west of the Main Street entrance? We could probably give you a budgetary cost for these two buildings. An
exact cost can’t be done until we have a plat and site plans for the buildings. I have load but without plans that
I can put in the Oncor land base, the estimate will be budgetary only.
Oncor has provided a preliminary design and conduit layout and we have discussed that the conduit system
along all the streets should be installed by the customer and inspected by Oncor. Since there aren’t immediate
plats/plans for any buildings on the property, the installation will be conduit only and will not include any wire
or transformers (with the possible exception of transformers to serve streetlights). Once we have plans for the
individual buildings, Oncor will use the $127.00 per kw allowance to serve the commercial properties. As I have
indicated all along, the allowance will not likely cover all the cost since the load requirements for each building is
very low. Since the buildings will not be built simultaneously we will be forced to abandon conduit runs and re-
route cable and conduit to serve the buildings in the order in which they are built. There is no way to estimate
these costs due to the variables I have mentioned.
I have indicated in our meetings that the townhome portion of the project should likely fall within our allowable
expenditure. I can’t say for sure but I don’t anticipate a cost there.
From Rick, I understand that decorative street lighting has been chosen for the development. The
Philadelphia/Hanover style lights will not fall within the $2,000 (each light) Oncor streetlight allowance. You will
minimize your cost since you are putting in the conduit and foundations. The design Rick has drawn for the
streetlights is to source them from surrounding streets along the edge of the development. If you develop some
of the buildings quickly, the cost to serve the streetlights would change since Rick might source some of the
lights from the transformers meant to serve the buildings. I have not been present during the streetlight
discussions, I think this was done prior to the overall development meetings I have attended. Is this the cost you
are looking for?
I would like to propose a meeting with you, the designer and his lead, and my supervisor and I so that we can all
understand what your concerns and expectations are. My schedule is pretty full this week and next week I have
meetings already scheduled for Tuesday and Thursday mornings. I believe the designer has something already
scheduled for next Wednesday. Is there any time next week that will work for us to meet to discuss this
development? Should we meet prior to the utility meeting already scheduled for Tuesday afternoon?
