In the course of the meeting, I noticed the plan Rick Fielding used for their layout was not the current version. I apologized in the meeting and told them we would get a current siteplan to them. Rick's drawing was the scheme showing only 38 residential lots, not 44. We began discussions with Darling in December and went through several planning meetings with them before settling on their current plan dated 03/17/11. Darling's CAD file went to Bill Peck and the site plan was updated on 03/17/11. As you can tell from Karen's email last week, she correctly identified a problem with locating the transformers in the alley. Looking at Rick's service plan, he apparently interpreted the 20x25 garages as drives and had no reason to believe the transformers were in close proximity to the homes. The 031711 Peck site plan is much clearer. Attached are the load sheets we provided Oncor for the homes. The load sheet furnished on 010811 was not totally inaccurate. It shows 44 units and an average home size of 2,400 square feet. Darling's exact average is 2,392 square feet. I furnished the actual plans to Karen yesterday. As of this morning, Darling plans to use gas heat and hot water, so I updated the load sheet today to reflect it. On Monday I worked on reconfiguring the placement of the homes to satisfy the Oncor design standards, and it required going to a 15' alley pavement and adjusting the home setbacks. It would be undesirable but not impossible. I have asked Oncor to consider placing the transformers at the ends of the alley within the 10' landscaped setback already planned. The easement and joint trench location would remain unchanged. If they can accommodate the load with a distance of 270' from the transformers, this should be resolved.
