Dear Mr. Starowicz:
As we discussed in our telephone conversation earlier this
afternoon, I am writing this letter to itemize the steps which
must be taken to achieve the final acceptance of the City of
Coppell for the street paving, drainage, water and sanitary sewer
systems, and land landscaping improvements included in the above
captioned project. At the time that work ceased on the project a
final walk through inspection had been conducted with City
personnel and a final "punch list" was developed. To the best of
our knowledge, the punch list items, including the furnishing of
one year maintenance bonds, were never completed. Therefore, the
following items must be complied with:
Submit documentation attesting, that all liens against the
facilities included in the project have been satisfied.

Contact the City of Coppell Public Works Department to
schedule a "walk through" inspection for the purpose of
identifying any deficiencies in the facilities which must be
brought up to the applicable City standards in effect at the
time of Final Plat acceptance, prior to acceptance by the
City of Coppell.
Perform the work required to bring the facilities to an
acceptable level of compliance with the above mentioned City
standards.
4. Request a Final Inspection upon completion of #3.
Furnish a bond in the amount of 10% of the Contract amount
for the original construction guaranteeing workmanship and
materials for a period of one year from the date of
acceptance by the City.
Furnish documentation that attests to the existence of a
property owners association which is responsible for
maintenance of the items covered by the Streetscape Plan.

Street lighting shall conform to the latest
edition of the Illuminating Engineering Society
Handbook.
Lighting levels shall be as recommended for:
1. Very light traffic in residential areas.
2. Medium traffic on feeder streets.
3. Heavy traffic on thoroughfares.
Street lights shall be as manufactured by Kim
Standards.
The initial cost of installation, operation, and
maintenance for the first three years shall be
paid by the Developer to the City. Maintenance
and operation after this period shall be provided
by the City.
I suggest that you obtain a copy of the Sub-division Ordinance
and Construction Standards which were in effect at the time that
the Final Plat and Engineering Plans were submitted.
