Keith,
Gary and I looked it over and have a few questions:
1. Are there four transformers proposed along Houston, four along Travis, two adjacent to South Coppell Road
and two adjacent to the future public use property?
2. Where would the trees be planted if the sidewalk were reduced to 5 foot?
3. Can Oncor put the transformers underground (top of transformer would be at grade with the sidewalk)?
4. Would they consider reducing the density at this location by two lots and entertain the possibility of
purchasing additional land in Phase Two to add back the two lots lost in Phase 1?
Thanks,
Matt

Oncor Transformers Layout TH1-32 061311.pdf
Folks,
Here is the latest plan from Greg Yancy for providing power to the town homes in Old Coppell. It appears
the solution they are working towards is to "cluster" the transformers at either end of the row of homes.
From the drawing I see two areas of concern:
1. They have narrowed the sidewalk from 9.5 feet to 5 feet.
2. They have placed the transformers in city right of way. My understanding is that Oncor does not
usually allow that.
I will leave it for Gary and his group to comment on the aesthetics of this.
Please let me know if you have any feedback on this. We will need to make some plan modifications to
accomodate this new layout.

Hi Keith:
I received my first reply from Oncor today since the May 23 email. My
recommended solution to this is attached.
If you are fine with this, I think it's the best we can do.
Please advise,

Rick / Karen:
Is this the way to address this for residences 1-32? If so, I can go back to
the City and revise the streetscape in the right of way for this part of the
project.
For the south residences, I suppose Oncor would prefer to go across the rear

driveway and place the transformers in the landscape band we have there?

I am still having a problem finding a location for the transformers and
maintaining proper building clearance. On the ends there is only 10' from
property line to building. This will put the transformers in the concrete
area between the tree wells in the Street Right of way.

Hi Karen & Rick:
Do we have a determination on the transformer locations yet?
If we could please expedite this, it would be greatly appreciated. We can't
finish the conduit plan for the project and the City had targeted a June
release of the plans for bidding.
Thanks for your efforts.

Subject: Current Site Plan for Main Street Coppell
Hi Karen / Rick:
Thank you again for meeting this morning to help us understand the
anticipated infrastructure costs for this project.
Please find attached the final site plan and the layout for the residential
prepared by Darling Homes for the 44 residential lots. The anticipated
average square footage of the homes is 2,400, the highest is around 2,800.
The residential dedicated alley for the block of 32 patio homes is 30' wide
comprised of 20' of paving and five feet on either side for franchise
(10/26/2011) Keith Marvin - Fwd: OncorPage 5
utilities. The rear wall of the residence is 1' from the alley and 6' from
the pavement. It will have a garage door but no window. If there is a
problem setting transformers in this 5' area, please advise.
All of the commercial portions of the plan remain unchanged.
Thanks,
