Here is a scan of the plan I picked up at Rick's office yesterday afternoon. Please let me know if it's a poor scan
for you, it was 38 MB before I lowered the resolution for email.
I don't think you can move forward with the layout yet since the 8 transformers are now in the right of way and
have not been approved by city staff.
We suggested a 5' -6" sidewalk @ back of curb, allowing 4' -6" in the 10' right -of -way for the transformers. If it
makes sense to reduce the sidewalk to 5', we would support that since we do not anticipate much pedestrian
traffic here.
The sidewalk designed along the north side of Houston Street @ S Coppell Road is only 5' wide and has no tree
wells, so if the City wants to keep them symmetrical, that's fine with us.
The Darling product is cement board and is a 1 -hour wall assembly, so a single phase transformer must be 10'
from the eave or wall. The Darling eave is 6" so the transformer pad would need to set as close to the sidewalk as
possible.
Please note that Rick placed the transformers a considerable distance from the alley paving. If we can get them
closer to the alley and still maintain the city's line -of -sight triangle, that would be our design preference.

Here is the latest plan from Greg Yancy for providing power to the town homes in Old Coppell. It appears
the solution they are working towards is to "cluster" the transformers at either end of the row of homes.
From the drawing I see two areas of concern:
1. They have narrowed the sidewalk from 9.5 feet to 5 feet.
2. They have placed the transformers in city right of way. My understanding is that Oncor does not
usually allow that.
I will leave it for Gary and his group to comment on the aesthetics of this.
Please let me know if you have any feedback on this. We will need to make some plan modifications to
accomodate this new layout.

Regarding the Oncor Issue:
I met with Oncor last Monday seeking a resolution to their refusal to give us a cost estimate. In the course of the
meeting, I noticed the plan Rick Fielding used for their layout was not the current version. I apologized in the
meeting and told them we would get a current siteplan to them. Rick's drawing was the scheme showing only 38
residential lots, not 44.
We began discussions with Darling in December and went through several planning meetings with them before
settling on their current plan dated 03/17/11. Darling's CAD file went to Bill Peck and the site plan was updated on
03/17/11.
As you can tell from Karen's email last week, she correctly identified a problem with locating the transformers in
the alley. Looking at Rick's service plan, he apparently interpreted the 20x25 garages as drives and had no
reason to believe the transformers were in close proximity to the homes. The 031711 Peck site plan is much
clearer.
Attached are the load sheets we provided Oncor for the homes. The load sheet furnished on 010811 was not
totally inaccurate. It shows 44 units and an average home size of 2,400 square feet. Darling's exact average is
2,392 square feet. I furnished the actual plans to Karen yesterday. As of this morning, Darling plans to use gas
heat and hot water, so I updated the load sheet today to reflect it.
On Monday I worked on reconfiguring the placement of the homes to satisfy the Oncor design standards, and it
required going to a 15' alley pavement and adjusting the home setbacks. It would be undesirable but not
impossible.
I have asked Oncor to consider placing the transformers at the ends of the alley within the 10' landscaped
setback already planned. The easement and joint trench location would remain unchanged. If they can
accommodate the load with a distance of 270' from the transformers, this should be resolved.
