Matt,
I have discussed this issues with Oncor and Greg with the following results:
1. There is a total of 8 transformers for the 32 lots on the east side of the square. There will be 4 along
Houston and 4 along Travis. The transformer on the south side will be south of the alley adjacent to our
retained property. See the attached sketch from Oncor.
2. The trees in this area will need to be planted behind the sidewalk, and could be planted within the 10'
building setback.
3. Underground transformers are not feasible for this location. They could move the transformers closer to the
building if they used a brick siding along this face, however Greg indicates that he has received approval for the
use of siding.
4. Greg indicates they are too far along in this process to reduce the density.
We have worked through the engineering issues associated with this change. The sidewalk and tree work will
take place after our project is complete. Please feel free to discuss these issues directly with Greg.

Gary and I looked it over and have a few questions:
1. Are there four transformers proposed along Houston, four along Travis, two adjacent to South Coppell Road
and two adjacent to the future public use property?
2. Where would the trees be planted if the sidewalk were reduced to 5 foot?
3. Can Oncor put the transformers underground (top of transformer would be at grade with the sidewalk)?
4. Would they consider reducing the density at this location by two lots and entertain the possibility of
purchasing additional land in Phase Two to add back the two lots lost in Phase 1?
