George,
Thank you for meeting last week. As discussed, the proposed solution to properly grade the area from the City
initiated sidewalk to the back of the curb in the parking lot area should eliminate most of a retaining wall and
cause the right of way to look as if it was originally designed for sidewalks.
The solution you have proposed will also bring the finished product up to a Coppell standard and add to the
other improvements and work at the intersection done recently by the City of Coppell.
I will be on property today and I had understood Roger of D3 Contracting would being his grading on 1/3/2011
so if I have any questions I may contact you.
Regarding the retaining wall at the monument sign, the design is acceptable and you may proceed with the work
in that area. It is my understand D3 will complete the work with the scope of the sidewalk project.

Per our meeting on Tuesday, 12/28/10, I have attached a sketch of the proposed retaining wall. Exact length will

depend on finish grades. The material will be Pavestone stacked block with a tan/white color. Along with the
retaining wall we will be preforming the grading work as discussed. Max 4:1 slope with some sculpting where
possible. The extent of the grading on the south side of the retaining wall will be from the sidewalk to the back
of curb of the parking lot. Along the north side the grading work will blend in with the existing landscape. All of
the disturbed area will receive Tiff 419 sod as requested. Prior to sod placement we will confirm with you the
finish grades.
Please let me know if there is something we discussed that was left out. If this work and retaining wall is
acceptable with you please let me know.
