Dear Mr. Garza:
This letter is to notify you that the enclosed Construction Plans have been revised in accordance
with your October 19, 20011, Construction Plan Review Comments. The following items have been
addressed as per the referenced review:
GENERAL COMMENTS (CITY COMMENTS LETTER)
• Provide a copy of the landscape plan for the detention pond to the Planning Department for
review and approval. Contact Matt Steer.
Response: Matt Steer requested a copy of the detention easement and dedication language. A
pdf copy was supplied to Mr. Steer and Mr. Garza on 11/04/2011 via email.
• The detention pond needs to be dedicated as a private easement or similar, to be maintained
by the property owners.
Response: See above response.
• Provide a copy of the approval letter for the discharge of the storm drain, the grading and the
placement of the headwall on the Billingsley property to the north.
Response: A pdf copy was supplied to Mr. Garza on 11/07/2011 via email.
PAVING PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• Sidewalk should be built along Belt Line adjacent to the detention pond.
Response: Addressed. See Sheet C1.1.
GRADING PLAN COMMENTS (CITY COMMENTS LETTER)
• Label the normal water surface elevation and the 100 year water surface elevation.
Response: Addressed. Elevations labels added on SH. C2.1

WATER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• The water line needs to be tied back into the main at a second location. If the water line under
Belt Line breaks or is shut down for any reason, there will be no fire protection to the QT site.
Response: As discussed with Mr. Garza, this responsibility lies with QT. We are not designing this
portion of the water line.
• Place the water meter (irrigation) in the right -of -way of Dividend Dr.
Response: Addressed.
STORM SEWER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• Include stub outs for Quick Trip to place inlets on the private drive. We do not allow runoff from
private property onto pubic right -of -ways. We have asked them to collect onsite.
Response: Addressed.
SANITARY SEWER PLAN AND PROFILE COMMENTS (CITY COMMENTS LETTER)
• There should be at least a 20 foot easement for the sanitary sewer on the north side of the QT
property, our ordinance call for 25 feet.
Response: Addressed, 20 -foot easement added. Documents will be submitted to you for review
and will be filed prior to completion of construction.
• See city details for encasement.
Response: City of Coppell details referenced in plans, original details removed from plan.
PAVING PLAN AND PROFILE COMMENTS (CITY RED LINES)
• "Just a thought but do we need 2 straight lanes? How about dedicated right ?"
Response: Two straight lanes match Dividend Drive to west of Belt Line Road.
• Regarding medians in East Dividend Drive, All Stamped? No grass ?"
Response: It is the opinion of the Engineer that 1300 SF of landscaped area in the median
does not warrant separate irrigation system and future maintenance. This was discussed with
Mr. Garza.

• "Need profile for Line 1."
Response: Addressed. Refer to sheet C3.4
• Details on sheet C3.5 show conflicting information.

SANITARY SEWER PLAN AND PROFILE COMMENTS (CITY RED LINES)
• Include 12" Sanitary Sewer stubout to the south at manhole on STA 16 +22.44 Line "SS-1".
Response: Addressed.
• Add rim elevations to Sanitary Sewer manholes.
Response: Addressed. Elevations added to plan and profile comments.
• Label Sanitary Sewer Lines in profile with SDR- specification.
Response: Addressed.
• Should the proposed sanitary sewer line from the QT property tie into proposed sanitary
sewer line per Pacheco Koch plans along north property line of QT site?
Response: Revised - Added a manhole at Sta. 2 + 63.18 for connection by QT.
• Regarding construction to tie into Sanitary Sewer manhole, "Will need TTC Plan if lane need
on Belt Line. (Arrow Board, 9 -3 only) after 3 open."
Response: Per conversation with Mr. Garza, contractor can provide during construction.

• Refer to City of Coppeli Standard Construction Details for water encasement details.
Response: Addressed.
EROSION CONTROL PLAN COMMENTS (CITY RED LINES)
• Call out for inlet protection on two additional existing curb inlets in Belt Line Road.
Response: Addressed.
