A survey is required for the corner for the lease agreement, but it does not have to be done by a registered surveyor; just has to be agreed to by both parties involved for the lease per Mr. Dodd. We will have to do a P.D. because the diagonal orientation of the building requires an exception to the Ordinance. This shouldn't be a problem because the documents required for a P.D. are the same as the site plan approval process, it would just require the notification to surrounding property owners and public hearings at Planning Commission and City Council. The documents required are a Site Plan, Landscape Plan, Tree Survey, Elevations and a Plat. The Site Plan would be required only to show the NW corner, as this is the only portion of the property that is changing. The Landscape Plan and Tree Survey can be combined into one document, because there are only a few trees on the corner site. We can check with Brad to see if he'll sign off on it as the Landscape Architect. John Elias and I will make sure it meets our requirements. Mindi and I have a meeting with Bill Peck this Thursday to talk about the Site Plan, Landscape Plan/Tree Survey and Elevations. Finally, I have revised the Conceptual Plan to change the "proposed property line" to a "proposed lease line" and moved this away from Ms. Wilson's garage. The proposed windmill area was moved to the northeast corner of the proposed lease area, and the drive was increased to 21' within the parking area for greater maneuverability. This is attached. The setbacks from the roads may change a bit with the improvements done on Coppell and Bethel and we can pin those down during the Site Plan process.
