Here’s what I sent to Tricia. I believe I correctly translated everything from the staff meetings.
I tried to explain below that the east townhome block will shift depending on how much of Carter Crowley is taken
for the new R.O.W. on the east border.
You’ll notice I tried to redesign the west side of the square where the retail and services buildings were once
aligned with a shared rear drive. The new attempt rings the buildings and creates a service court to eliminate
views into the rear of these buildings from Houston or Travis. This would not be visible or used by the public.
We need to get Bill Peck started on a new concept plan, which we’d like to make as accurate as possible for the
PD process.
We recommend that the City proceed with the plan.

Greg,
I estimated about 8 hours of engineer time to draft the plan using our base map created from the survey files and
then two hours of my time to review it, etc. That adds up to about $1280. There may be a little back and forth
with some questions that develop as we try to lay it out. I think this will cover us as long as it doesn’t get too
involved.

Things you need to know:
1.
The shaded area is the Hassan tract, which the City could not acquire. They are condemning the required
R.O.W. soon, which includes the angled parking and 10’ back of curb. Mr. Hassan will retain ownership of
the balance.
2.
The east townhome layout doesn’t account for any expansion/widening in the new Coppell Road design.
That greatly impacts all of the alignments on this plan. For instance, if your plan takes 10 feet of depth from
the Carter-Crowley property’s east border, it would (1) shift the townhomes toward the Square 10 feet; (2)
increase the depth of the retail-services lots on the west side of the Square by 10 feet; and (3) narrow the
Square site by 10 feet on each side of Main Street, a total reduction of 20 feet.
3.
My layout of the retail-services site is not good. I’d like another 10 – 20 feet so I can get parking in the
service court between the buildings.
4.
The plan is easier to read if you plot it without the worksheet grid.
