Ken — Attached are two exhibits for you to review.
• EX 1 has the new Main Street centered on the center line of S. Coppell at the intersection and leaves a
sliver of land of the Chadick property on the west side. You could just make the ROW larger there to avoid
the sliver.
• EX 2 lines up the new Main Street with the Chadick property line as we discussed but would require a
revision to the intersection and you'd probably need ROW from the property on the northwest corner too.
The ROW varies as you move south along Main Street due to the skew of the property line.
• We adjusted the north property line to match up with the parking spaces shown on the Bethel Road plans.
This makes that first lot a little larger because we held the cottage lots just south of there to the same
dimensions. Greg was out on vacation this week and so I didn't get his input on this issue.
• I know you are focused right now on the Hassan tract so the details on the east side may not matter, but
I'm not sure we have that drawn the way Greg had intended. We really ought to review that in detail with
him and confirm the boundary lines.
• As we discussed, I would suggest getting a boundary survey of the Hassan tract and then getting the
surveyor to show the proposed ROW lines that we agree to. I would also suggest getting a Phase 1 and
possible Phase 2 Environmental Site Assessment for the property. The city should protect itself from what
may or may not have been done in the past on that site. We'd be happy to help coordinate the survey with
either Jim Brittain or Pacheco Koch. And we could conduct the ESA for you if desired.
• If you need to discuss the details of these drawings or make revisions, please contact Brett Bristow at 214-
217 -2225 or bmb @freese.com. There are a lot of moving parts here and he is trying to get it all sorted
out. Also, feel free to drag Caleb into this as need be in my absence next week.
