Sorry for the errors.
There are three parking spaces in front of every townhome. Each TH has a
2-car garage on the alley.
I now show a 24% excess for parking. By the time some medical uses and some
two-story deals get done, it still looks like we have plenty of parking.
There will also be engineering issues that may affect the final count. We'll
lose some more count to HC parking access aisles.
If the City is uncomfortable still, I'm sure Frees & Nichols can prepare a
parking study.

in required parking. 48,460 square feet of office requires 162 parking
spaces. His townhouse requirement is right. 20,500 square feet of retail
requires 103 spaces and his 210 for restaurants is right, totaling 563
required spaces for the uses he mentioned. The 88 spaces for his townhouse
use need to be on-site, (not sure how he counted them) but he also needs to
provide some guest parking (the big complaint we hear from our existing
townhouse users).
