Greg,
Staff met yesterday to discuss your concept site plan. We also met with
Freese & Nichols yesterday. I have a few questions/comments from those
meetings that I would like for you to review and answer.
The site plan needs to show a landscape legend. The landscape legend should
indicate over story trees, accent trees, minimum size and quantities.
A: Other than what is described in the PD, the project complies with the
landscape ordinance. When lots are actually platted during the DRC process,
a landscape table will be provided.
The site plan should include a note that says a detail plan will be
submitted for each phase.
A: The plan is labeled conceptual.
No more than 15 parking spaces in a row without an island.

A: Agreed. It looks like Peck missed it on Hammond.
The parking on the western most boundary of the development (not the
interior parking in that area but only the parking closest to Hammond
Street) must have islands with over story trees and islands every 15 spaces.
(Bill should call Matt Steer to address landscaping)
Can Bill provide overall property dimensions?
A: We have already furnished a CAD file.
The dumpster for the restaurant on the east side of the square needs to be
set back far enough that the gates do not cross the property line and block
the sidewalk.
A: Agreed. This is only a concept plan. We have not detailed dumpster
enclosures.
Can an access easement be provided for a pedestrian walkway on the east
sideyard of cottage 10 to provide access from the parking lot on Burnett
Street to the square?
A: We'll look into it before we bring that lot through DRC.
The islands shown in the restaurant parking lot should have over story trees
rather than accent trees.
A: I think this is already addressed in the PD. The only tree variance is in
front of the retail buildings.
What will the Property Owners Association be maintaining in general but more
specifically in regards to the items being constructed by the developer in
City right-of-way?
A: The POA will have a master landscape contractor to care for each lot
which includes the R.O.W./street trees adjacent to any lot.
Are you aware that the franchise utilities will be located in the alley of
the garden/patio homes? If so, there should be an easement on each side?
A: That's our understanding. When these lots are platted, that is
anticipated.
The environmental issue with the test well and paving that you brought to my
attention was given to Freese & Nichols, and the Project Tables you provided
for Freese & Nichols to coordinate with Oncor were also given to Trish.
A: Thanks
City Council is prepared to retain all of the Future Public Use area. Gary
does want 10' for the lot line so we will have to subtract that amount of
land once it is calculated.
A: Great. Peck will revise accordingly. When we get the R.O.W. answer, we'll

have him do one last round. Once approved, we'd also like to update the
colored plan showing the public roads, private drives, etc..
According to my calculations, I show that you all will be purchasing
approximately 10.09 acres of land. That makes it a purchase price of
$1,252,633, and that will obviously change once we get a final figure on
land.
