and other good, valuable and sufficient consideration, this day in cash
paid to grantor by THE TRINITY RIVER AUTHORITY, the receipt and sufficiency
whereof is hereby acknowledged. and for which no lien, either expressed or
implied, is retained or shall exist.
Nave GRANTED, SOLD and CONVEYED. and by these presents do
GRANT. SELL and CONVEY. subject to the hereinafter mentioned reservation,
unto said THE TRINITY RIVER AUTHORITY OF TEXAS, a body politic and cor-
porate under and by virtue of the laws of the State of Texas, with its
principal office in Arlington. Tarrant County, Texas, hereinafter called
"grantor," all that certain tract of land described as follows, to wit;
in the E DAVID MYERS SURVEY, Abstract being 6 No. 88 a and ab being more
particularly described as follows:
BEGINNING at an iron rod in the Southwesterly line of Sandy
Lake Road, said point being the intersection of the northward
projection of the west line of a 150.0 feet easement

granted to Texas Power and Light Company y instrument
recorded in Volume 657, Page 0106, of the Deed of Records of
Dallas County, Texas,
THENCE South 30 degrees West with the Northwesterly line of
said easement, passing an iron rod at 150.0 feet. and continuing
in all 300.0 feet to an iron rod for corner;
THENCE North 52 degrees. 45 minutes West, 300.0 feet to an iron
rod for corner;
THENCE North 30 degrees East, parallel with said Northwesterly
line of City of Dallas easement, passing an iron rod at 150.0 _
feet, and continuing in all 300.00 feet to an iron rod in said
Southwesterly line of Sandy Lake Road;
THENCE South 52 degrees, 45 minutes East with said southwesterly
line of road, 300.0 feet to the PLACE OF BEGINNING, and containing
2.05 acres, more or less.

And grantor does here bind themselves, their heirs, executors,

and singular, the said property and rights unto the said grantee, its
successors and assigns, against every person whomsoever lawfully claiming
or to claim the same or any part thereof.
This conveyance is made to consummate a negotiated sale of the
above described property and rights in lieu of condemnation proceedings
and the consideration'paid to grantor includes and covers all damages and
claims which grantor might have asserted in condemnation proceedings.
