Mindi, Keith, Richard - I did speak with the lab and they indicated about 5 days in the ground would be
sufficient. Based on that and the weather forecast, and with Rick and Keith's ok, Don and I have decided to
mark the site and get the samplers in the ground between Wed-Fri next week (12/21-23). We'll firm that up
early next week after looking at the updated weather forecasts. We'll then take them out of the ground on
12/27 or 12/28. That way we can take advantage of the Christmas holiday (presumable no work on-site for a
few days) and complete the sampling before the end of the year.
One question...do you have soil information available for the site, specifically soil type, moisture content (percent
water saturation), and soil porosity of the soil column above the water table? We will need this information to
generate the results for the sampling. Valerie

Mindi - I am attaching the workplan for the recommended invasive soil screening at the former Coppell
Auto Center located at 461 West Bethel Road in Coppell. Last week I spoke and visited with Mr. Rick
O'Dell, the construction inspector over the site, and showed him the proposed sampling locations. I had
hoped we could get out there this week, but there is too much rain in the forecast, plus we still need to
order the samplers. Upon receipt of your approval, verbal or written, we will order the sampling modules
from the lab asap. Looking at the long range weather forecasts, I am thinking we can get out there to put
these samplers in the ground next Wednesday or Thursday (12/21 or 12/22). The lab initially indicated
they would need to stay in the ground up to 2 weeks (that would be a retrieval date of 1/4 or 1/5) but we
are going to talk to them tomorrow with the previous groundwater sampling information in hand and see if
they can give us a more accurate time estimate (maybe shorter so we can finish faster). If you have any
questions, give Don a call. I am in the field tomorrow, but Don will be in the office later in the morning.

RE: Workplan for Invasive Screening of Soil Gas
Main Street Development – Coppell, Texas
Dear Ms. Hurley,
Koos & Associates (KAI) is presenting the following workplan to conduct Tier 2 invasive
screening for soil gas at the above referenced Site. Specifically, the screening will be conducted at
the former Coppell Auto Center located at 461 West Bethel Road in Coppell, Texas. Screening
will be performed in general accordance with ASTM E2600-10, Standard Guide for Vapor
Encroachment Screening on Property Involved in Real Estate Transactions, as well as the EPA’s
Office of Solid Waste and Emergency Response (OSWER) Draft Guidance for Evaluating the
Vapor Intrusion to Indoor Air Pathway from Groundwater and Soils, and the Interstate Technology
& Regulatory Council (ITRC) document Vapor Intrusion Pathway: A Practical Guideline. The
chosen screening methodology is a subsurface passive diffusion sampling method. The objective
of the invasive screening for soil gas is to 1) confirm the results of the Tier 2 non-invasive
screening and risk-based evaluation, 2) to determine the potential for vapor intrusion in locations
where utility trenches exist or are proposed as these trenches are potential preferential pathways for
vapor, and 3) to determine if a vapor encroachment condition (VEC) actually exists at the Site.
Scope of work for the invasive screening is as follows:
1. Visit site to mark proposed sampling locations. A regular grid sampling pattern is proposed,
covering an approximate 150-foot by 75-foot area at the north end of the Site, with some
possible bias for utility corridors. Approximately 30 sample locations are proposed on a 25-
foot grid. The grid layout will be conducted in cooperation with the City of Coppell and their
construction inspector to minimize interference with ongoing construction activities in the area.

2. Emplace each passive soil gas sampler (utilizing either GOREModules or Beacon
®
EMFLUXCartridges) utilizing hand tools, to a depth of approximately three (3) feet in a ½-
to ¾-inch diameter hole. Sampling locations will be temporarily plugged to protect the
samplers.
3. Flag sample locations and leave samplers in place in the subsurface and exposed to soil gas for
approximately 5-14 days to allow the samplers to reach a state of equilibrium with the
surrounding environment.

4. Retrieve samplers and ship to laboratory (Gore Survey Products Group laboratory in Elkton,
MD or Beacon Environmental Services in Forest Hill, MD). The turn-around time to receive
results from the laboratory is approximately two weeks.
5. Geotechnical information from the soil column above the water table will be required to
calculate vapor concentration data. Specifically, soil porosity and percent water saturation
values are required to generate concentration data. If the City of Coppell does not have
acceptable geotechnical data, KAI will subsontract a licensed driller and laboratory to obtain
the information.
6. A comprehensive report incorporating the laboratory report and including conclusions and
recommendations will be prepared by KAI.
The above-described Tier 2 invasive screening for soil gas can be completed (to include report)
within approximately six (6) weeks from receiving the authorization to proceed.
