Re: Proposal for appraisal services on a proposed acquisition out of a 130.71 acre vacant tract
of land located on the west side of Coppell Road, north of Sandy Lake Road, City of Coppell,
Texas. Owner: William F. Callejo, Trustee
Dear Mr. Griffin:
As a follow up to our conversation, I am submitting the following proposal. Prior to submitting this
proposal, I made a drive -by inspection of the property. Given your contact with the property owner,
it seems likely that this issue will be adjudicated and that we will require us to provide litigation
support and expert value witness testimony. To that end we will deliver three working copies of an
appraisal report detailing the value of the above referenced property and the proposed right of way
acquisition areas. The report will discuss the valuation of the property and will provide you with
adequate documentation to be used as a basis for acquisition purposes. Reports which are known
to be immediately directed to, and reviewed and critiqued by, property owner attorneys with the
eminent domain experience of Mr. Eddie Vassallo require an abundance of care and refinement on
our part. Additional features which we expect to add to the report, and/or our file include a more
detailed knowledge and analysis of each sale, copies of plats, placement of the sale on aerial
photographs to compare surrounding development, and copies of recorded conveyance and loan
instruments such as deeds and deeds of trust. The fee for this scope of services will be $2,950. The
report will be delivered by April 30, 1999.
We will need to contact the property owner to obtain detailed information on the property. We will
initially contact Mr. Eddie Vassallo for this information. You have previously provided plan and
profile maps, metes and bounds descriptions of the proposed acquisition area; we have adequate
information from which to complete the assignment. If you think there are other documents which
will assist us, please forward them.
If this letter satisfactorily states and outlines the services which you agree need to be provided, please
authorize our employment by signing this letter and returning a copy to us. If we can provide any
additional information, please call us.
