Memo of Understanding
I believe it prudent to restate my understanding of your needs for the property on
SH121. The Property under discussion is generally described as that property bound to
the west by Coppell Road, to the east by S.H 121, to the south by Sandy Lake Road
and to the north by the One Twenty One Canyon Business Park/Office Park bound to its
north by Canyon Road.
Concerns:
You are presently evaluating and responding to two requests which could impact or
modify previously prepared plans for the property, summarized as:
1. A request from TxDOT soliciting the acquisition of additional property for State
Highway Right-of-Way (R.O.W.) identifying parcels which abut 636.22' of frontage
road on the eastern portion of said property.
2. The desire to maintain, intact, the present location for the Metro PCS 50'x50'
easement, which ultimately impacts a previous property dedication to a charitable
Foundation.
Understanding:
To leave the Metro PCS easement in its present location, the following technical
activities will need to be addressed:
a. The roadway alignment will have to be moved easterly by approximately fifty feet,
recalculated, and allowance for curvature and velocity modifications to assure
compliance with the City of Coppell Design Codes.
b. The new alignment may also require an adjustment at SH 121 to accommodate the
revisions to Freeport Parkway extension alignment and the proposed location for the
TxDOT ROW intersection.
c. A previously dedicated property (the Freeport Parkway extension) to a non-profit
Foundation will have to be reversed, and the new alignment will require a Roadway
Property Description (in metes and bounds) accompanied by field monumentation (as
required by the State of Texas).

Proposal:
If our understanding of your needs are correct, AZ &B will prepare a proposal to provide
you Surveying and Engineering services, which will include the following tasks:
i. An engineering review and recalculation for the revised Freeport Parkway Extension
Alignment. Upon completing the new alignment prepare an 8-1/2" x 11" sketch for
your approval.
ii. After sketch approval, a survey to identify existing benchmarks in the field which abut
the property on the Sandy Lake Road and SH 121 will commence. Field survey
personnel will also then set monumentation for the proposed property dedication,
complying with the State of Texas requirements.
iii. Once the field data is analyzed and converted, a new Roadway Property Description
(in rnetes and bounds) will be prepared.
Estimate of Costs
Engineering Tasks I & ii — approximately $ 2,000.
Surveying Field /Office for task ill -- approximately $16,000.
For budgeting purposes we recommend a Not to Exceed budget of $20,000.
