(Planned Development-201 Revised-Townhouse-2), to allow a 300-square-
foot structure (a covered porch) to encroach approximately five feet into
the required 12.9 rear-yard setback and the ten-foot drainage/utility
easement and exceed the 50% lot coverage on 2,025 square feet of
property located at 1115 Bethel School Court, at the request of Kurt
Stevermer.

1. Show distance into easement.
2. There is a drainage swale located in this easement. There should not be any fill material to
block the flow. The post and deck/patio should not block the flow.
3. The city does not have any utilities in this easement. I’m not sure if the franchise company
does. If so, they would need to give permission as well.
