This item was mentioned in the pre-con, but you may want to get the homebuilder (ALH) to put up the bond
since you will be out of the equation for all intents and purposes, and they will still be there until build-out. This
is a requirement for final acceptance of a residential subdivision, I hope that Rick mentioned it to you during the
walk-thru.
The attached is a portion of the Subdivision Ordinance that explains the requirement and necessity of providing
an erosion control bond for residential projects for a period of 2 years or until build-out, whichever comes first.
All I need is a copy of the invoice for erosion control structures that will remain in place during home
construction within the subdivision and a check equal to that amount. The amount of the check will be returned
to the payer after 2 years unless any portion of it must be used to repair/replace the existing structures during
that time period.
Call me or reply to this message if you have any questions.

Marc Z just paid the street sign fee & I notified Per B.
Was anything mentioned in their pre-con about an Erosion Control bond? We have the UG
infrastructure bond from Conatser, but won't they need to bond erosion control on the site until all lots
are built?
