To have and to hold all of Grantor's right, title, and interest in and to the Property together with all and
singular the rights and appurtenances belonging in any way to Grantor's fight, title, and interest in and to the
Properly, to Grantee, its successors and assigns forever, and neither Grantor nor Cn-antor's successors or
assigns shall have, claim, or demand any right, title, or interest in all or any part of the Prop~ty.

JOHN VEST SURVEY, ABSTRACT NO. 1509
CITY OF COPPELL, DALI.AS COUNTY, TEXAS
BEING, a 0.217 acre tract of land situated in the John Vest Survey, Abstract No. 1509, City of
Coppell. Dallas County, Texas; said tract being a portion of State Road (a undedicated right-of-
way); said 0.217 acre tract being more particularly described as follows:
COMMENCING, at a "PK" Nail found in the centedine of Ruby Road (a variable width right-of-
way); said point being the southwest comer of · tract of land conveyed to Arc-Spei, LLC,
recorded in Volume 97084, Page 2081 of the Deed Records of Dallas County, Texas and the
southeast corner of a tract of land conveyed to Heatley-Moist, Inc. recorded in Volume 95021,
Page 2386 of the Deed Records of Dallas County, Texas;
THENCE, South 73 degrees, 51 minutes, 12 seconds West, along said centertine of Ruby Road
and said south line of Heatley-Moist tract, a distance of 523.40 feet to a 5/8-inch iron rod found
for angle point;
THENCE, North 75 degrees, 15 minutes, 12 seconds West, continuing with said centedine of
Ruby Road and said south line of Heatiey-Moist tract, a distance of 786.34 feet to the POINT OF
BEGINNING; and said point being in the centedine of said State Road;
THENCE, South 00 degrees, 32 minutes, 27 seconds West, along said centerline of State Road,
a distance of 499.83 feet to a point for corner;
THENCE, South 89 degrees, 39 minutes, 34 seconds West, departing said centerline of State
Road, a distance of 18.46 feet to a point for comer;, said point also being the southeast comer of
a tract of land conveyed to the City of Coppell, recorded in Volume 96164, Page 190, of the Deed
Records of Dallas County, Texas;
THENCE, North 00 degrees, 27 minutes, 02 seconds East, along the east line of said City of
Coppell tract, a distance of 504.99 feet to a point for comer;
THENCE, South 75 degrees, 15 minutes, 12 seconds East, a distance of 19.86 feet to the POINT
