Being a tract of land situated in the James A. Simmons Survey Abstract No. 1296, in the City of Coppell,
Dallas County, Texas, and being a portion of the right-of-way for Southwestern Boulevard as dedicated by
the plat for Park West Commerce Center recorded in Volume 90218 Page 3264 Dallas County Deed
Records (D.C.D.R.), and being more particularly described as follows;
COMMENCING at a 1/2 inch iron rod located at the common point between the south fight-of-way for
Southwestem Boulevard (60 feet wide) and the east right-of-way for Freeport Parkway (95 feet wide);
THENCE North 87 degrees 24 minutes 01 seconds East along said south right-of-way line a distance of
675.25 feet to THE POINT OF BEGINNING;
THENCE North 87 degrees 24 minutes 01 seconds East departing said south fight-of-way line a distance of
614.23 feet to a point for a comer;
