consideration in hand paid by the City of Coppell, Texas, a municipal corporation, receipt
of which is hereby acknowledged, has granted and dedicated and by these presents
does hereby grant and dedicate unto the said City of Coppell, Texas, all that certain tract
or tracts of land more particularly described in Exhibit "A" which is attached hereto and
made a part hereof for all purposes.
Dedication of the above described property is made to the City of Coppell, Texas,
for the purpose of having the City use the same for street and utility purposes.
TO HAVE AND TO HOLD the above described premises, together with all and
singular the rights and appurtenances thereto in anywise belonging unto the City of
Coppell, Texas, its successors and assigns forever; and does hereby bind his
successors, heirs and assigns to warrant and forever defend all and singular the said
premises unto the said City of Coppell, Texas, its successors and assigns, against every
person whomsoever lawfully claiming or to claim the same or any part thereof.

Crow Survey, Abstract No. 301, city of Coppell, Dallas County,
Texas, and being a part of Lot 52, Block D, of the SHADOW RIDGE
ESTATES FOURTH INCREMENT as described in deed to David L. and
Susan L. Love in Volume 90130, Page 1857 of the Deed Records of
Dallas County, Texas, and being more particularly described as
follows:
BEGINNING at the southwest corner of said Lot 52, Block D of
SHADOW RIDGE ESTATES FOURTH INCREMENT, same being the
intersection of the east line of Harris Street (Variable width
R.O.W.) with the northwest line of Bethel School Road (55 foot
R.O.W.);
THENCE, North 00~ 47' 43" West, along said east line of Harris
Street, a distance of 41.29 feet to the beginning of a curve to
the left;
THENCE, departing said Harris Street and along said curve to the
