Dear Ms. Bowman:
The undersigned firm represents ABQ Development Corporation.
By letter of August 25, 1988, Jerry Parche, the local consulting
engineer for ABQ, wrote you concerning apparent discrepancies in
the Denton Tap Road right-of-way and a proposed resolution to
same.
On behalf of ABQ Development Corporation, this will confirm
ABQ's offer to dedicate that area along Denton Tap Road as addi-
tional right-of-way as reflected in the plat submitted as Parkway
Boulevard (West) dated August 17, 1988, to the City of Coppell,
in consideration of the City's agreeing to the following con-
ditions:
1. Building and landscape setbacks adjacent to Denton Tap
Road shall be measured from the easterly limits of the
area dedicated as Right-of-Way; and
2. The area depicted on the plat as right-of-way for Denton
Tap Road may be used as part of adjacent land currently
owned by ABQ Development Corporation for computing pro-
ject densities of future developments on such adjacent
land.
If the foregoing correctly sets forth the City of Coppell's
understanding and the terms and consideration regarding the dedi-
cation of additional right-of-way for Denton Tap Road pursuant to
