CONSULTING ENGINEERS Date: To: From: Re: MEMORANDUM April 28,~89 PoE, Denton Tap Road Improvements from Belt Line Road to Sandy Lake Road Joe Bob Fikes/Northlake Nursery As per your request at the April 20, 1989 meeting with Mr. and Mrs. Fikes, the City Manager, Finance Director, yourself and Ginn, Inc., we have reviewed the ownership of the properties adjacent to both Denton Tap Road Improvements projects to determine which properties may be exempt from street assessments. To the best of our knowledge the following properties are exempted by an agreement between Univest and the City of Coppell: The Univest tract whose ownership is shown as David M. Adkins Trustee and is located along the entire east side of Denton Tap Road from Sandy Lake Road to Parkway Blvd. (2529.76 front feet). The ABQ property (formerly Wiseco Land Development, Inc.) adjacent to the east side of Denton Tap Road and the north side of Parkway Blvd. (545.91 front feet) The ABQ property along the west side of Denton Tap Road from a point approximately 1697 feet north of the centerline of the Sandy Lake Road intersection; to the south property line of the ~ndrew Brown Co~unity Park (1460.18 front feet). The following properties are City parks and are not available for assessment: The Andrew Brown Community Park along the west side of Denton Tap Road (1132.97 front feet).
