There has been no platting history. TRANSPORTATION: Denton Tap Road is a P6D &lane divided thoroughfare within a 100'-wide fight-of-way. SURROUNDING LAND USE & ZONING: North- South - East- West - Huntington Ridge; PD-SF9 Sonic Drive-In; C Eleanor Square; TC Huntington Ridge; PD-SF9 COMPREHENSIVE PLAN: The Comprehensive Plan shows the property as suitable for neighborhood retail uses. Item'//7 DISCUSSION: Putting aside for a moment the site layout, the building style, the signs and the landscaping, there is an overriding concern that makes thi.~ proposal incompatible with its surroundings. It relates to the proposed use of the site and the proximity of housing. Auto repair, even minor repair, involves machinery and pneumatic equipment in an open-air setting (bay doors remain open most of the year). Just to conduct a safety inspection requires testing the horn of a car, and all of these activities produce noise. In the opinion of planning staff, placing automotive bay doors within 100 feet of residential back yards is out of the question. If the Planning and Zoning Commission disagrees with this position, staff will gladly take the matter under advisement and prepare recommendations concerning the site and building plans for consideration at the next Commission meeting. However, to do that now seems superfluous. We think it' far more likely that the Commission will agree that the proposed use, regardless of how arranged, is unsuitable for the proposed site. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: The planning staff recommends denial of the request. ALTERNATIVES: 1) Recommend approval of the request 2) Recommend disapproval of the request 3) Recommend modification of the request 4) Take under advisement for reconsideration at a later date.
