TRANSPORTATION: Denton Tap Road is a six-lane divided (P6D) major arterial thoroughfare within a 100' wide right-of-way. Parkway Boulevard is a four-lane divided (C4D) collector street within an 105' wide right-of-way. DISCUSSION: For the most part the final plat conforms with the approved preliminary plat. The only difference with this submittal is that the applicant has included approximately .106 acres of property to the west to avoid a leave out of a small parcel of unphtted land which can not be built upon. The staff of the Development Review Committee reviewed the final plat, landscape and irrigation plans, and made several additional recommendations. The applicant has compiled with the majority of those. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Staff recommends approval of the final plat subject to the following conditions: 1. Show on the landscape plan the three parking spaces located in the northwest portion of the parking lot. 2. Compliance with Engineering comments.
