This land has never been platted before.
TRANSPORTATION:
Denton Tap Road is a six-lane divided (P6D) major arterial
thowughfare within a 100' wide right-of-way. Parkway Boulevard '
is a four-lane divided (C4D) collector street within an 105' wide
right-of-way.

COMPREHENSIVE PLAN:
The Comprehensive Plan shows park/open space adjoining
neighborhood retail.
DISCUSSION:
Initially, the landscape plan showed proposed trees within the 15' sanitary sewer easement
running along the front of the property adjacent to Denton Tap Road. By relocating the
building back 5', the applicant was able to provide the 15' landscape setback called for in the
primary image zone and supply the required number of trees without encroaching on the
easement. The plant palette, landscaping ratios and parking conform to city regulations.
The eastern most side of the monument sign meets the minimum setback of 75' from property
lines, yet the western most side of the monument sign is short 5' of the setback requirement.
The sign will have to be reoriented such that all sides of the sign meet the required setbacks.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of this preliminary plat subject to the following conditions being met:
1. Correct adjacent zoning reference from "PD-29 SF-9" to "PD-129 SF-9'.
Reorient monument sign such that all sides of the sign are 75' from property lines other
than those property lines fronting the street right-of-way.
On the landscape plan, in the table which summarizes city requirements, include
a statement referring to 15 feet landscape setback and minimum density of one tree for
every 40 feet of frontage required in a primary image zone. Also, include a summary
of total provided landscape.
