First Construction Review Comments
Dear Mr. Guillermo:
The City of Coppell has received and reviewed the referenced plans and has the following comments to offer:
1. On the final plat, provide finished floor elevation, show the visibility sight triangle easements at all
ingress/egress points.
2. On the site plan, show the 100-year floodplain and the bridge north of the property. Also, provide
a 10' tangent between the start of the driveway curb radius and the recessed inlet curve. Coordinate
the driveway location with the proposed Walgreens south of the Veterinary Clinic.
3. The bridge rails may be in the visibility triangles. Please check the sight distance requirements.
4. On the paving and grading plan, show a detail of what you are proposing at the curb leave out
adjacent to the dumpster. Construct a flume with rip rap instead.
5. Provide elevation shots and a cross section of the proposed swale.
6. On the drainage area map, use an intensity value of 11.6 which was used for the Denton Tap Road
plans. Also, use a "C" factor of 0.9.
7. Show how much Q is onto Denton Tap Road at the location shown. Also, pick up the runoff on
site and not grade it to flow toward Denton Tap Road.
8. Label drainage area "C" & "D" and show how much Q will flow toward the creek.
9. On the water and sewer plan, tap off of the 16" water line separately for the irrigation meter. Also,
show the profile of the 16" water line and where you propose tapping into the line.
10. Show the meter size for the irrigation meter and provide a double check.
11. Provide erosion protection for the inlet. Also, do you have permission to go on the property south
of you for a stabilized construction entrance?
There are various other minor comments throughout the plans. Once these comments have been addressed,
the revised set of plans should be resubmitted to the City for review. If you should have any questions
