Box 478 Coppell, TX 75019 Re: Vantage Mini-Warehouse drainage requirements for Belt Line Road Improvement project Dear Steve: As we discussed Gn September 18, 1987, a drainage problem currently exists on the Belt Line Road project. The problem is due to the construction of a driveway without a culvert under it on the east side of Denton Tap Road for the Vantage Mini- Warehouse Development site. We have no objections to the driveway itself but have informed the developer that drainage needs to be maintained along this section of roadway. This shall facilitate both the construction and drainage planned under the' scope of the Belt Line Road project. Due to our anticipation of the Denton Tap Road project being bid and construction started within the next 3 - 6 months approximately, we feel that the drainage can be designed to accommodate present development and run-off conditions for this area. As a result three drainage options were presented to our office by Mr. Joe Beard (developer) and his engineer Pierce-Lunsford & Associates. The options discussed were: 1) to place a culvert under the newly constructed drive; 2) drain the run-off Southward to a future drop inlet planned for the Belt Line Road project; or 3) drain the,run-off to their drop inlet on 'their South property line which is east of the roadway. We agreed that probably the cheapest way to have them go was to drain the run-off eastward from the road to their on-site drop inlet. Their engineer verbally assured us that both the fall eastward to the drop inlet and the 42" RCP pipe out of the inlet were adequate to accommodate the run-off. Based on their engineer's recommendation, we agreed to entertain this as a viable solution to accommodate the temporary drainage until Denton Tap Road is constructed. It is everyone's understanding as of September 18, 1987 that if ponding would occur on the east side of Denton Tap Road, the developer will revise their method of drainage at that time to insure adequate drainage. 17103 Preston Road · Suite 100 · LB 118 · Dallas, Texas 75248 · Phone 214/248-4900 Mr. Steve Morton September 24, 1987 Page 2 Since this work is temporary in nature, we have waived the requirements for engineering plans be submitted and approved. Visual inspection by the City will determine whether drainage is accommodated. Due to the developer wanting to secure access to their site this week, we have agreed to have the Belt Line Road contractor provide access by removing two concrete traffic barriers in front of their drive. In return, they have agreed to expedite securing drainage on the east side of the roadway. Per our conversation, we understand you will issue a temporary certificate of occupancy to them after the temporary drainage improvements are completed. In addition, ail'parties are of the understandin9 that during the d~sign phase of the private development, drainage under the drive should have been accommodated for and this is why this requirement is being placed on them at this time.
