RE:Alford Media Addition Roadway Impact Fee Credit
Dear Mr. Alford:
This is written in reference to your letter dated November 11, 1997 r~uesting a discount (credit) to your
calculated roadway impact fee for thc rights-of-way ckxticated for futura Freeport Parkway from the platting
of your property. In January 1996, tho City of Coppell City Council passed Resolution No. 010996.2 to
promote economic development pursuant to Chapter 380 of tho Toxas Government Code. Section 3 of that
resolution states "Credit against Roadway Facilities Impact Fees shall be allowed for land.., that the City
requires an owner to dedicate . . . for (a) rights-of-way . . . for on-site roads designated in the City's
Thorouglffare Plan in the amount of the actual cost of... the on-site roadway facilities provided, however,
the amount of credit shall not exceed seventy-five percent (75%) of the actual amount of impact fees to be
paid."
Based on your cost of $0.93 per square foot for the 14,882.72 square feet, your total value of right-of-way
dedicated is $13,840.93. By subtracting this value from your calculated roadway impact fee of $23}162.83
your new roadway impact fee will be $9,321.90.
