Box 478 Coppell, Texas 75019 214-462-0022 October 22, 1997 RE: Alford Media Addition/Construction Plans Dear Mr. Lee: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 2. 3. 4. 7. 8. 9. I0. 11. Provide the correct City's Floodplain Administrator's signature block on the plat. Provide a 20' water line easement from he east side of the property to State Road. Show the proposed grades on the grading site plan. The brick paver band to be conslxucted for the driveway adjacent to State Road must be 8' wide and constructed according to the City's Standard Construction Detail. The City's ordinances require all paving to be on 6' lime stabilized subgrade. If you wish to submit an alternate paving design, a letter to the City Engineer, Ken Griffin must be submitted requesting an alternate paving design along with geotechnical report supporting the change. Provide a copy of the proposed TxDOT standard BS14 CH-11 for the headwalls for the 3 36 RCP's. The minimum slope from the back of the curb to the top of the headwall is 4:1. Provide the top of headwall elevation in the profile view of the proposed 3 36' CRP's. Indicate on the drainage computations sheet what the Intensity'I~ valve is based on. Please address the following comments on the Utility Plan: a. The profile of the proposed 8~ sanitary sewer line should be stationed in the same direction as the plan view. b. Show the water line crossing in the sanitary sewer profile view. c. The proposed 8' sanitary sewer line should connect to the existing sanitary sewer line at a 90 degree angle. d. All water and sanitary sewer lines should be constructed as per the City of Coppell Standards. e. A main line valve needs to be provided at the connection with the water llne in Oak Grove Drive. Also, provide a fire hydrant and valve at this location or a blow off valve. f. The water line circling the building should be a private line, therefore, requiring 2 detector check meter vaults. g. The proposed domestic and irrigation meters must be located in the fight-of-way or an easement. Also, the detector check meter vault needs to be located in an easement. All joints should be silicone sealed. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
