Box 478 Coppell, Texas 75019 214-462-0022 September 24, 1997 RE: Alford Media Addition/Construction Plans Dear Mr. Lee: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. On the plat the abandonment of the easement for the street, volume 5045, Page 569 needs to be indicated to be abandoned on the property to be platted only. 2. Provide 8' wide brick paver band across the driveway connecting to State Road as per the City of Coppell's Streetscape Plan. This should be located 1' behind property line. 3. Provide a detail for driveway asphalt transition with State Road. 4. Provide a profile of proposed culverts underneath the driveway. The culverts must be designed to carry the 100-year fully developed storm event. 5. It is possible that some sort of energy dissipaters may be required on the concrete flumes to slow down the velocities. 6. On the site plan and erosion control plan indicate the areas of disturbance. Also, provide detail on how protection will be provided for existing trees. Please refer to the City's Tree Ordinance for compliance. 7. Paving details need to meet the following minimum requirements: 6" reinforced concrete paving with 6" lime stabilized subgrade in the fire lanes and 5" reinforced concrete paving with 6" lime stabilized subgrade in parking area. 8. Provide cross section for proposed driveway. Will there be curbs on the driveway.9 9. The proposed private 8" sanitary sewer line must be located outside"of the proposed 20'. utility easement. Also, a minimum of 10' should be maintained between water line and sanitary sewer line. 10. The public water line should be located out from underneath paving and away from the building. 11. Location of fire hydrants must be approved by the Fire Marshal. 12. Add additional water valves as per City's Subdivision Ordinance. 13. Show the location of domestic water meter and irrigation meter. 14. The water line on the north side of the building is to be public while the water line circling around the building is to be private. Therefore, double check and vaults will need to be provided. A 20' water line easement needs to be provided to State Road for future water line. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review., If you should have any questions concerning these comments, please contact me at 304-3681.
