Nelson & Associates 308 N.W. 2nd Street, Suite 5 Grand Prairie, Texas 75050 RE: Advantage Self Storage, Lot 1R Colonial Self Storage Dear Mr. Nelson: The City of Coppell has received and reviewed the referenced plans and has the following comments to offer: 1. Provide a 20' drainage easement or the largest possible easement for the 42" RCP in the existing development and for the proposed 36" RCP in the new development. 2. Show the proposed radii for the new driveway. Also, the driveway radius must start at the property line unless an easement is provided by property owner to the south. 3. Provide 5' sidewalk along Denton Tap Road. 4. You need to obtain a temporary off-site grading easement from the property owner to the south. 5. Provide a paving plan and detail. Subgrade shall be stabilized with 6" of lime or cement. All paving shall be 5" reinforced concrete except in the fire lanes which requires 6" reinforced concrete. 6. The brick paver band shown in the new driveway need to be dimensioned and a note provided to refer to the City's Standard Details. 7. Provide an erosion control plan. 8. The proposed drop inlet at the south side of development needs to have a permanent erosion control i.e., some type of concrete apron. 9. Why are buildings B,C & G being connected to the existing sanitary sewer main? Aren't all these buildings being used for storage only? 10. The proposed driveway will conflict with existing power pole. There are various other minor comments throughout the plans. Once these comments have been addressed, the marked up plans along with two revised sets of plans should be resubmitted to the City for review.
