The note on the plat has been changed to reflect abandoning only the portion of this
easement on our property.
A 10' wide strip of pavers was added 1' behind the property line.
Detail added to plans for ddveway connection.
A profile of the culverts with the 100 yr. HGL was added to the grading plan.
Rip-rap at the ends of the flumes should be adequate to reduce the velocity of the
small amount of water at each flume.
Area of Disturbance and silt fence shown on grading and site plan. No trees in the area
to be disturbed are to be protected. All tree's out of this area will be protected per city
ordinance.
Paving will meet the recommendations of the geotechnical report attached. Please call
Reed Engineering if you have any questions on this report.
There will be curbs on the drive and it is shown in section on the storm profile.
The sanitary line was moved out of the 20' easement and 15' from the water line.
In order to protect as many trees as possible the line has been located under the fire
lane. There is no way to move it out from under all pavement.
The locations of the fire hydrants were approved in earlier discussions. Please let me
know if additional approval process are required.
Water valves added to meet Section IV of the subdivision regulations of Coppell.

Location of meters and fire service are shown.
It is our understanding that this line must be public since there are hydrants located on
it. Otherwise we would make the entire system private.
I HAVE ALSO PROVIDED THE FOLLOWING ITEMS TO ANSWER COMMENTS WRITTEN
ON THE PLANS.
1 SEEDING SPECIFICATIONS TO RESPOND TO THE COMMENTS ON SEEDING OR
SODDING FOR EROSION CONTROL.

HYDROMULCH SEEDING ON PREPARED FINISHED GRADE:
Beg Prepaxation: Immedi.ately after the finished grade has been approved, begin
hydroseedi, ng operation to reduce excessive weed growth.
B. Special Mulching Equipment and Procedures: Hydrauli. c equipment used for the
ap.p. lication of fertilizer, seed, and slurry of prepared wood fiber mulch sh~dl have.a
built-in agitation system with an operating capacit,,y sufficient to agitate, suspe~m,
and homogeneously mix a slurry containing up to iorty (40) poullds of fiber plus a
combined total of seventy (70) pounds of fertilizer solids for each one hundred
(100) gallons of water. The shm'y distribution lines shall be large enough to
prevent stoppage. Th.e di. sc~ge line shall be equipped with a set of hydraul.i,c
'spray nozzles which provid; even distributior~ of the slm'ry on the slopes to be
,seeded. The slurry tank shall have a mi.nimum capacity of eight hundred (800)
gal.lor~s and shall be mounted on a travelh~g unit which may be either self-propelled
or drawn with a separate mli.t which wi. Il place the slurry tank and spray nozzles
within sufficient proximity to the areas to be seeded so as to provide uniform
distribution without waste.. The Landscape Axch.itect may authorize equipment with
smaller t,-mk capacity provided that. the e~luipment has the t~ecessary agitation system
and sufficient pump capacity to spray tile slurry in a uniform coat.
C. Mixing: Care shall be taken that the slurry preparation takes place on the site of the
work. The slurry preparation should begin by adding water to the tank when the
engine is at half throttle. When the wamr level has reached the height of the agitator

shall then be added, followed by wood pulp mulch. The wood pulp mulch shall
only be added to the mixture after the seed and when the tank is at least one-third
filled with water. The cngine throttle shall be opened to full speed when the tank is
half filled with water. All the wood pulp mulch shall b~ added by the time the tm~k
is twoqhirds to three-fourths full. Spraying shall commence immediately when the
tank ~s full. The operator shall spry the area with a uniform, visible coat by using
the green color of the wood pulp as a guide.
Application:
Contractor shall, obtain approval of hydromulch ,ea preparation form the
landscape Architect prior to application.
Operators of hydromulching equipment shall be thoroughly experienced in
this type of application. Apply specified slurry mix in a motion to form a
uniform mat at speci fled rate.
Keep hydromulch within areas designated and keep from contact with other
plm~t material.
Slurry mixture which has not been applied within four (4) hours of mixing
sh,'dl not be used mid shall, be removed from the site.
After application, t:he Contractor shall not operate any equipment over the
covered ~e~a.
Immediately after application, thoroughly wash off any plant material,
planting areas, or paved areas not intended to receive slurry mix. Keep all
paved m~d plm~ting areas clean during nmintenance operations.
7. Refer 'also to the maintenance portion of tiffs Sectior~.
Unseeded Areas: IL in the opinion of the Lgmdscape Architect, unplm~ted skips and
areas are noted after hydromulching, the Contractor shall be required to seed the
unplanted areas witl~ fl~e grasses that were to have been planted at no additional cost
to the Owx~er.
