HISTORY: There have been no zoning changes on this retail space over the
past 15 years.
TRANSPORTATION: Denton Tap Road is an existing six-lane divided thoroughfare
contained within a 100'-wide right-of-way; Sandy Lake Road is a
two-lane asphalt road within a variable-width right-of-Way, shown
on the thoroughfare plan as a C4D four-lane divided collector
street to be built within a 110~-wide right-of-way.

COMPREHENSIVE PLAN: The Comprehensive Plan shows the property suitable for
neighborhood retail uses.
DISCUSSION: The applicant is proposing strictly a carry-out doughnut shop which will
operate between the hours of 5:30 a.m. and 12:00 noon. The submitted
floor plan must be rescaled. The width of the storefront scales to twice
the indicated width. Signage is limited to one attached sign measuring no
more than 10 square feet. The applicant is proposing white channel
lettering with dark bronze trip caps measuring approximately 10 square
feet.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends approval of the special use permit subject to the floor plan
being rescaled.
