Dear Ms. Moro,
The letter of confirmation of the principal verbal agreements between the City of Coppell
ancl the Church of ~ Apostles. Episcopal, Is attached. Toward the end of our negotiations,
we realized that the realtors had not thought it necessary to include any kind of written
Co~_rac.~_a.,g_r_e?~_e_n_t- between the City a.n~_ the Churcrt regarding this sale; and that none
u,o ~,~u.u~uy agreemems, concerning joint access from MacArthur, and concerning the
verbal agreements that the Church in no way be Involved w~ land, construction, or
implementation of the Starleaf extension, had been committed to writing.
At the meetings with City Officiaie tn December, 1994, we were told that if our land were not
condemned for Starleaf, we would have no Involvement in any costs associated with the
street. Thus the letter delt only with ~e~ land condemnation question. Now, of course there
may be ditferent Interpretations by the City that we will have to deal with.

Dear Mr. Wieland,
Confirming our telephone Conv. ersation of yesterday, December 22, 1994, the City of
Coppell confirms their acceptance of the division of the Vista Properties, Inc. real
estate (aka Vista Partners, Vol. 93184. Pg. 4526, D.R.D.C.T. in the James Parrish
Survey, Ab. No. 1139 and the S.A. & M.G.R,R.R. Survey, Ab. No. 1442) offered for sale
jointly to the City of Coppell and to the CorporatiOn of the Episcopal Diocese of Dallas.
This division of the existing 16.741 acre property into two separate tracts including one
tract of 7.000 acres for the Corporation of the Episcopal Diocese of Dallas and one
tract of 9.741acres for the City of Coppell was described in my FAX to you on
December 20, 1994. Confirming o~Jr telephone conversation of December 22, 1994
the Fa, Xed description received at Your offices matches the description agreed upon at
prior date by representatives of both the City and the Corporation.
This letter shall confirm that this description shall be the final division of the real estate
(subject to any other terms of the sale), and that the surveyed boundaries and field
locations of the property division shall remain intact as shown on the final survey
documents, through platting or any other review processes by the City of Coppell that
may take place after the sale.
Confirming discussion and conclusion at our prior meeting of December 15, 1994, the
future location of a proposed city street (aka ,~tarleaf Street) at the north boundary of
the property shall not remove or require the dedication of any real estate for Right of
Way purposes from the property purchased as part of this joint agreement by the
Corporation. ..
This division of property will not in any way hinder or obstruct the proposed future uses
or interests of either proposed land owner. It is the objective of both land owners, at
some future mutually agreeable date, to enter into a joint access agreement for a
single curb entry onto McArthur Blvd. at their common property line.

surveyed by Lichliter I Jameson & Assoc,, Inc. and drawings issued dated December
22, 1994 illustrating this division of real estate for sale.
